SPR Drives 39% of NCR’s Ultra-Luxury Home Sales, Emerges Gurugram’s Top Premium Corridor

SPR has emerged as Gurugram’s leading luxury housing corridor, driving most NCR ultra-premium home sales with strong connectivity, infrastructure upgrades, and investor demand.

Gurugram​‍​‌‍​‍‌​‍​‌‍​‍‌ was the prime area where luxury housing was most active in Delhi-NCR in 2025. According to the data compiled by JLL, a global professional services firm, out of the 5168 homes sold in the region during the first half of 2025, which were priced above Rs 5 crores, 4693 were in Gurugram. It simply means that the city was the source of 91% of the high-end transactions in the NCR. The same set of data is also showing that the Southern Peripheral Road (SPR) in the city was the main contributor to about 39% of those ultra-luxury sales, thus it was ranked as one of the most active premium corridors in Gurugram along with Dwarka ​‍​‌‍​‍‌​‍​‌‍​‍‌Expressway.

Such​‍​‌‍​‍‌​‍​‌‍​‍‌ a drastic change is also depicted by the changes in price of residential properties along the SPR. In the corridor, residential values climbed from roughly ₹7,690 per square foot in 2020 to nearly ₹17,300 per square foot by mid-2024, which is an increase of more than 120% in four years. The parties involved in the property market who study the situation have explained that this increase is the result of a mixture of better road connectivity, new supply in the high-end segment, and continuous end-user ​‍​‌‍​‍‌​‍​‌‍​‍‌demand.

In​‍​‌‍​‍‌​‍​‌‍​‍‌ 2025, the solving of land acquisition issues that had been holding up for a long time the two very important missing stretches of the Southern Peripheral Road, between Sectors 71-73 and Sectors 62-65, allowed the resumption of the work to these links. Moreover, the Gurugram Metropolitan Development Authority prepared and sent proposals to the state government for the upgradation of the main parts of SPR, including the projects planned for the traffic movement facilitation and the improvement of the overall connectivity along the ​‍​‌‍​‍‌​‍​‌‍​‍‌corridor.

Industry​‍​‌‍​‍‌​‍​‌‍​‍‌ players in the NCR housing market are forecasting calmer growth in 2026 after the market has been running with a strong premium for the last couple of years. In the NCR housing market, a slower growth pace is anticipated for 2026 by industry players that have observed a strong premium-led run over the past few years. The next phase at SPR is slated to be fuelled by construction progress, handovers and end-user absorption rather than a steep increase in prices.

By the end of 2025, SPR is no longer considered a marginal market. It has been ranked among the luxury residential corridors in Gurugram and is anticipated to remain a prime area of high-end housing in the coming ​‍​‌‍​‍‌​‍​‌‍​‍‌year.
