Kherki Daula Toll Plaza Relocation Brings Relief to Gurugram Commuters, Real Estate Set to Benefit

According to a recent report by Hindustan Times, the National Highway Authority of India (NHAI) has officially approved the relocation of Gurugram’s Kherki Daula toll plaza on the bustling Delhi - Jaipur National Highway (NH - 48) to Panchgaon, which is located beyond Manesar, within the next six months. The initiative paves way for easy travelling for daily office commuters, which is otherwise a difficult task. For years, local residents and commuters have demanded the removal of the Kherki Daula toll plaza, due to traffic congestion and claims that the cost of the Delhi - Gurugram Expressway has also been recovered through toll collection.

Sudeep Bhatt, Director Strategy, Whiteland Corporation, says; "The relocation of the Kherki Daula toll to Panchgaon is a game-changer for Gurugram’s residential landscape. With smoother, toll-free commutes between Delhi and Manesar, living in Gurugram, especially along the Dwarka Expressway and SPR—just became far more appealing. This boost in connectivity not only adds convenience but also opens up exciting opportunities for homebuyers and investors looking for promising growth corridors in the NCR."

According to the Ministry of Road Transport and Highways, the toll collected from the stretch has exceeded the original investment by around 11%. With the toll plaza’s shift to Panchgaon, over 15 kilometers from Gurugram, the commuters between Delhi and Manesar will no longer need to pay tolls. The new location is prudently chosen, as it is situated at the interchange of the Western Peripheral Expressway and NH - 48, making it an ideal spot for toll collection without causing any additional congestion. To further curb traffic, the National Highway Authority of India (NHAI) will implement a Multi - Lane Free Flow (MLFF) toll collection system at Panchgaon. This advanced system utilizes overhead cameras to real vehicle registration numbers and automatically deduct toll charges from FASTag wallets, allowing vehicles to pass through without stopping.

Mohit Agarwal, Business Head, Conscient  Infrastructure Pvt Ltd, said, "The relocation of the Kherki Daula toll plaza to Panchgaon is a landmark decision which will enhance Gurugram’s real estate market. By eliminating a major traffic bottleneck, this move will drastically improve daily travel experiences, making the micro - markets in Gurugram more accessible and desirable for both homebuyers and investors. We look forward to a sharp rise in demand for residential projects with the improvement in connectivity, with properties expected to appreciate in the coming years. The shift will also encourage the development of supporting infrastructure, such as retail, educational, and healthcare facilities, further establishing Gurugram as a premier destination for urban living and real estate development. This initiative will not only benefit residents but also boost investor confidence across the region.”

The relocation of the Kherki Daula toll plaza will have a positive impact on Gurugram’s real estate market, particularly in the fastest growing sectors of New Gurugram. For years, the toll plaza was a major bottleneck, leading to frequent traffic and long waiting times for residents of nearby sectors. Its relocation is expected to reduce commute time, making these areas far more attractive to both homebuyers and developers. As a result, real estate projects along the impacted stretch are likely to see a growth in demand, with the improved accessibility improving both residential and commercial prospects.

New Gurugram, which encompasses the residential sectors beyond the second toll plaza on NH - 8 proves to benefit the most from this initiative. Better traffic flow and toll - free access between Delhi and Manesar will enhance the appeal of these sectors, which already boast competitive property rates and infrastructure development.

The micro market has experienced the launch of notable townships and residential projects over the past years, the toll shift expected to further drive this growth. Connectivity via the Dwarka Expressway and Southern Peripheral Road will not only drive up property values but also stimulate the development of retail, educational, and healthcare facilities, making New Gurugram a paramount hotspot for both end - users and investors in the succeeding years.
