National, Sep 30: UAE-based real estate developer BNW Developments has expanded its international footprint with the launch of a new office in Sydney, Australia, as the company looks to tap growing investor interest in the UAE's residential property market.

The Sydney office is expected to serve as a local platform for Australian investors, wealth advisers, brokerage firms and real estate professionals seeking investment opportunities in Dubai and Ras Al Khaimah, BNW Developments said in a statement.

Headquartered in Dubai, BNW Developments has launched 13 projects and has another 16 projects in its pipeline, with a combined gross development value of around AED 32 billion (approximately USD 8.7 billion), it said.

The company's expansion into Australia comes amid changing conditions in the country's residential property investment market, with investors reassessing domestic and international opportunities.

The UAE has emerged as an increasingly attractive destination for international property investors, supported by its tax regime, rental yields and residency-linked investment programmes.

According to BNW, residential properties in Dubai currently offer average rental yields of around 6-10 per cent, compared with an average of 3.7 per cent in Australia.

The UAE does not levy personal income tax or capital gains tax on property sales. Eligible property investors can also qualify for a renewable 10-year Golden Visa through investments of AED 2 million or more, the company said.


"A growing number of Australian investors are looking beyond their domestic market and evaluating opportunities that offer income generation, international diversification and access to growing markets," BNW Developments Chairman and Founder Dr (CA) Ankur Aggarwal said.

"Our Sydney office gives us a local platform to engage directly with investors and advisers while bringing our UAE development pipeline and market expertise closer to the Australian investment community," he said.

Ras Al Khaimah, where BNW has a significant part of its development pipeline, has also witnessed increased international investor activity.

The emirate recorded AED 12.3 billion in residential sales across 6,600 transactions in 2025, with off-plan properties accounting for about 85 per cent of transactions, according to figures cited by BNW.

Foreign investors accounted for more than 60 per cent of buyers on Al Marjan Island, it said.

BNW's pipeline in Ras Al Khaimah is concentrated across Ras Al Khaimah Central, Al Marjan Island and the Beach District, with additional developments in Dubai.

The company's projects include Tonino Lamborghini Residences and Radisson Blu Hotels and Residences in Ras Al Khaimah.

The developer has also announced the world's first Dolce Residences in partnership with Wyndham Hotels & Resorts on Al Marjan Island. The project comprises 93 residential units and five retail spaces.

The Sydney office was formally inaugurated on September 24 at Bella Vista, with more than 300 investors, wealth advisers, brokerage representatives, real estate professionals and other stakeholders attending the event, the company said.
