Singapore Captures 7% of APAC Student Housing Deals in H1 2026

Singapore has emerged as the third most active market for student housing investment in Asia Pacific, capturing 7% of transaction volume in the first half of 2026, according to a new report by JLL. Australia led the region with 61% share, followed by Japan at 26%.

JLL's Student Housing in Asia Pacific report, released on 11 August 2026, noted that H1 2026 transaction volume in the segment was concentrated in just four countries. "Japan and Singapore followed, signalling the gradual emergence of a multi-market investment universe for student housing across APAC," the report said.

Outside these markets, demand for student housing across most of Southeast Asia, along with countries like India, remains driven by domestic factors rather than institutional capital. Growth here is fuelled by students relocating from smaller cities and rural areas with limited access to universities, rather than the cross-border, professionally managed investment flows seen in Australia, Japan, and Singapore.

Wider APAC living sector holds steady

Student housing is part of a broader "Living sector" in APAC real estate, covering multi-family housing, build-to-rent projects, and purpose-built student accommodation. This wider Living sector recorded transaction volumes of $16.0 billion (US$12.6 billion) in 2025, a 77% year-on-year jump. Momentum held through H1 2026, with volumes reaching $7.7 billion (US$6.1 billion), up 1% from the same period a year earlier.

Within this, student housing has become one of the fastest-growing sub-segments. Volumes in the category have tripled since 2022, and its share of total Living sector transactions rose from 8% three years ago to 12% in 2025.

Why Singapore is on investors' radar

Singapore's appeal as a student housing destination is tied to its strong education ecosystem. The National University of Singapore ranked 10th and Nanyang Technological University ranked 12th in the QS World University Rankings 2026/27, giving the city-state two entries among the region's 33 universities that feature in the global top 100.

Ling Wei Tan, Executive Vice President, Investment Sales Asia at JLL's Hotels & Hospitality Group, said government-backed initiatives such as property tenders are helping create a professionally managed student housing sector with predictable returns. "This presents a rare opportunity for investors to enter an institutionalised market with government backing, strong demand fundamentals, and lower execution risk than speculative development," Tan said.

Singapore also holds a broader position of strength across the Living sector. The city-state captured 14% of total Living asset transaction volume in APAC by country in 2025, second only to Japan's 54%, placing it among the region's most liquid residential investment markets alongside Japan and Australia.
