Hrithik Roshan Renews 9,209 Sq Ft Office Lease in Pune for ₹6.08 Lakh Monthly
Hrithik Roshan has renewed the lease for a 9,209 sq ft commercial space in Pune’s Kharadi area at a monthly rent of ₹6.08 lakh. According to property registration documents accessed by CRE Matrix, the commercial property is located in the World Trade Centre, EON Kharadi. The lease agreement was registered on February 20, 2025, with a security deposit of ₹11.67 lakh.
The office space has been leased to Regus Ruby Business Centre Pvt Ltd, a company specializing in flexible office spaces. The agreement includes a rent escalation clause of 5% per year. The lease period is set for 36 months, starting from September 25, 2024. The transaction was completed with a stamp duty payment of ₹58,500 and a registration fee of ₹1,000. The property includes parking facilities for nine four-wheelers and 18 two-wheelers.
This is not the first time Roshan has leased this property. In September 2019, the same company leased the space for five years, with an initial monthly rent of ₹4.55 lakh. The rent increased to ₹5.23 lakh between 2020 and 2023, and then to ₹6.02 lakh from 2023 to 2024. The renewal indicates a continued association between the owner and the tenant, as well as the sustained demand for commercial properties in the area.
Pune has become an attractive location for businesses due to its strong IT, manufacturing, and startup ecosystem. Companies continue to seek flexible workspace solutions, driving demand for commercial office spaces in key business hubs like Kharadi. The World Trade Centre in EON Kharadi is among the preferred locations for businesses due to its connectivity, infrastructure, and proximity to major corporate offices.
Harsh Lambah, Country Manager – India and Vice President – Sales at IWG, which operates brands like Regus, Spaces, and HQ in India, confirmed the transaction. He emphasized that Pune remains a high-growth market due to its skilled workforce and business-friendly environment. He also highlighted that the renewal aligns with IWG’s strategy to expand its network of tech-enabled, flexible office spaces.
In January 2025, Roshan made a similar real estate transaction when he leased out a 2,727 sq ft commercial space in Mumbai’s Goregaon area for ₹5.62 lakh per month. That property, located in Lotus Corporate Park, was developed by Lotus Developers and spans 27.55 acres.
Bollywood celebrities are increasingly investing in commercial real estate due to its stable rental income and long-term value appreciation. Experts point out that commercial spaces offer higher yields compared to residential properties, making them an attractive investment option. Several actors, including Amitabh Bachchan, Sara Ali Khan, Amrita Singh, Kartik Aaryan, and Manoj Bajpayee, own commercial office spaces in Mumbai.
In December 2024, interior designer and entrepreneur Sussanne Khan, Roshan’s former wife, leased out a ready-to-move-in apartment in Mumbai’s Jogeshwari West for ₹2.37 lakh per month. This further highlights the trend of Bollywood personalities diversifying their real estate investments.
The increasing preference for commercial properties is driven by factors such as predictable rental returns, lower maintenance costs, and growing demand for office spaces. With cities like Mumbai and Pune expanding their commercial infrastructure, more high-net-worth individuals, including actors, are expected to invest in this sector.
