Hrithik Roshan, Rakesh Roshan Sell Three Apartments Worth ₹6.75 Crore in Mumbai’s Andheri

Hrithik Roshan and his father, filmmaker Rakesh Roshan, have recently sold three residential apartments in Mumbai's Andheri West area for a total value of ₹6.75 crore, according to official property registration records reviewed by SquareYards. These transactions, registered in May 2025, involved two different buildings—Veejays Niwas CHS Limited and Raheja Classique, both located in a locality that remains one of the most active zones for real estate activity in the city.

In the first of the three transactions, Rakesh Roshan sold a 1,025 sq ft apartment in Veejays Niwas CHS Limited to a buyer named Sonali Ajmera. The property came with two parking spaces and was sold for ₹3.75 crore. The deal was registered on May 25, with stamp duty charges of ₹18.75 lakh and registration fees of ₹30,000. In another transaction registered earlier on May 17, Rakesh Roshan sold a 625 sq ft unit in Raheja Classique for ₹2.20 crore to three individuals—Jeevan Bhavanani, Shilpa Wadhwani, and Gaurav Wadhwani. This deal attracted a stamp duty of ₹13.20 lakh and similar registration charges.

The third apartment, a 240 sq ft unit also located in Raheja Classique, was sold by Hrithik Roshan for ₹80 lakh. The buyers were the same trio involved in the previous transaction, and the registration was completed on the same day. This deal involved a stamp duty of ₹4.80 lakh, with ₹30,000 paid towards registration charges. These transactions indicate coordinated sales within a short timeframe, involving both family members and a repeat group of buyers. While the reasons behind the sales remain undisclosed, neither Hrithik Roshan nor Rakesh Roshan issued public comments.

Andheri West continues to be a high-demand locality in Mumbai’s property market due to its balanced mix of commercial and residential developments. The area offers proximity to key business hubs like SEEPZ, Lower Parel, and Bandra Kurla Complex (BKC), as well as access to major transport infrastructure such as the Western Express Highway, Mumbai Metro, and Chhatrapati Shivaji Maharaj International Airport. This connectivity and strategic positioning make it attractive to working professionals, investors, and developers alike.

The Roshan family has been actively managing its real estate portfolio this year. In January 2025, Hrithik Roshan leased out a 2,727 sq ft commercial space in Mumbai’s Goregaon area for a monthly rent of ₹5.62 lakh, as per documents accessed by SquareYards. 

A month later, he renewed the lease for a larger 9,209 sq ft office space in Pune’s Kharadi locality at a monthly rent of ₹6.08 lakh, as reported by CRE Matrix. Both transactions highlight a focus on income-generating commercial assets located in prominent business districts.

These recent apartment sales, along with the leasing activity earlier in the year, suggest that Hrithik and Rakesh Roshan are realigning their real estate investments across residential and commercial segments. While the total value of the Andheri transactions may not be among the highest in the celebrity property space, they point to the family’s active role in managing property assets and adjusting holdings in tune with market trends.
