Godrej Properties Report Over ₹1,000 Crore in Sales First Hyderabad Project

Godrej Properties reported selling homes worth over ₹1,000 crore in its first residential project in Hyderabad, 'Godrej Madison Avenue,' located in Kokapet. More than 300 homes were sold within weeks of the project’s launch, covering a total area of 0.84 million square feet. The strong response reflects the demand for residential developments in Hyderabad.

The 'Godrej Madison Avenue' project marks the company’s entry into Hyderabad. Located in Kokapet, the project benefits from proximity to commercial hubs and good connectivity to the Outer Ring Road, Gachibowli, HITEC City, and the financial district. These factors have contributed to homebuyer and investor interest. Hyderabad has been witnessing steady demand for residential real estate, particularly in areas with strong infrastructure and employment opportunities.

Gaurav Pandey, Managing Director and CEO of Godrej Properties, stated that the project’s initial success highlights Hyderabad’s real estate growth potential. Demand in Kokapet is expected to drive future residential developments, encouraging the company to expand further in the city. Following the response to 'Godrej Madison Avenue,' the company is preparing to launch another residential project in Hyderabad.

Hyderabad has emerged as an important market for developers, supported by infrastructure projects, IT industry growth, and favorable government policies. The western part of the city, particularly areas near the financial district, has become a key destination for homebuyers. Developers are focusing on projects offering a mix of affordability, amenities, and accessibility.

Beyond Hyderabad, the company is expanding in southern India. In March 2025, it acquired a 10-acre land parcel in Yelahanka, Bengaluru, for a ₹2,500 crore residential project covering 1.5 million square feet. This development will include both residential units and retail spaces.

Additionally, a 7-acre land parcel in Thanisandra, Bengaluru, has been acquired for a residential project with a projected revenue potential of ₹1,200 crore. The project will offer various apartment options, catering to different homebuyer segments.

With strong sales figures and new land acquisitions, the company continues to focus on residential expansion in key urban markets. It is also evaluating further opportunities in Hyderabad and Bengaluru, aligning its strategy with rising demand in these cities.
