Here are the excerpts from the interview.

1. Nukleus has grown rapidly across the NCR region. What core principles guide your expansion strategy while maintaining uniform quality and experience across all centers?

Our expansion across NCR spanning Delhi, Noida, Gurgaon, and beyond is anchored in a customer-first philosophy, backed by standardized tech infrastructure and meticulous site selection in high-demand locales. We uphold uniform quality through scalable leasing models, from flexible day passes to enterprise-long leases, while rigorously replicating premium designs, amenities, and service protocols across our 11+ centers. This approach has driven 88% occupancy and sustained growth by prioritizing community, innovation, and reliability at every location.

2. Nukleus emphasizes “spaces that help people function, interact, and invent.” How do you translate this philosophy into daily operations, design planning, and community engagement?

This core vision shapes our daily operations with tech-optimized layouts for peak productivity, interactive zones like lounges and event spaces for collaboration, and inventive elements such as biophilic designs and maker areas to fuel creativity. In design planning, we craft bespoke, sustainable interiors tailored to client needs, ensuring ergonomic functionality meets aesthetic appeal. Community engagement thrives through curated networking events, workshops, and shared fully furnished environments that build lasting professional connections and foster innovation.

3. With hybrid and distributed work models becoming the norm, how do you see the role of co-working spaces evolving in the next 3–5 years?

Co-working spaces will evolve from transactional rentals into dynamic, AI-powered ecosystems that seamlessly blend physical presence with digital tools, prioritizing user experience over square footage. We anticipate a surge in smart offices featuring agentic AI for personalized interactions, alongside emphases on sustainability, mental well-being, and hyper-flexible hybrid setups. Over the next 3–5 years, Nukleus will lead by integrating tools like Monica AI to create adaptive hubs that support distributed teams in thriving amid remote-first trends.

4. The NCR region is highly competitive for managed office spaces. What are the major demand shifts you’re observing among startups, SMEs, and enterprises?

In NCR's cutthroat market, startups are shifting toward budget-friendly flex desks and hot-desking without lock-ins, enabling rapid scaling. SMEs increasingly seek vibrant networking hubs in central, accessible spots with robust amenities to attract talent. Enterprises demand customizable private offices and managed suites optimized for hybrid policies, with a focus on scalability and compliance. Overall, occupancy is climbing to 88% as professionals prioritize tech-rich, convenient spaces amid competition.

5. As companies prioritize flexibility and cost efficiency, what innovations or service trends do you believe will shape the future of co-working in India?

Key innovations like agentic AI for automated bookings, predictive space management, and seamless client onboarding will drive operational efficiency and cost savings. Trends also include smart sustainable architectures with energy-efficient tech, plus build-to-suit customizations for hybrid agility. In India's booming market, these will propel decentralized, pay-per-use models that balance flexibility, affordability, and innovation for post-pandemic workforces.
