Here are the excerpts from the interview.

1.M Sanvi Real Estate has focused primarily on residential development. What core philosophy guides your approach to housing projects?

At M Sanvi Real Estate, our core philosophy is centered on delivering quality, trust, and value-driven housing that meets the evolving needs of modern families. We believe a home should be more than just a structure—it should provide comfort, safety, and long-term peace of mind.

Our approach to residential development in Uttam Nagar focuses on, thoughtfully designed living spaces ranging from 1 BHK to 5 BHK flats, catering to diverse family sizes and budgets Strong construction quality using reliable materials and ethical building practices.Transparency and integrity in every transaction, which has helped us build long-term relationships with our customers Affordability without compromising standards, especially important in developing residential zones

As a Brooker firm, we emphasize practical planning, timely execution, and customer satisfaction, ensuring that every project reflects our commitment to dependable and sustainable residential development.

2. How does M Sanvi balance affordability, livability, and construction quality in a market where input costs continue to rise?

As a broker firm, M Sanvi Real Estate maintains the balance between affordability, livability, and construction quality by working only with reliable developers and well-planned residential projects. We focus on efficient layouts, fair pricing, and verified construction standards, even as input costs rise. Our role is to guide buyers toward value-driven homes that offer comfort, durability, and transparency, ensuring practical housing solutions without unnecessary cost escalation.

3.How do you see the current residential real estate market in Delhi-NCR evolving amid rising prices and cautious buyer sentiment?

M Sanvi Real Estate  see the Delhi-NCR residential market remaining stable but selective. Prices are rising, which has made buyers more cautious, but end-user demand continues in well-located, value-driven projects. Today’s buyers are focused on affordability, clear documentation, and construction quality, and transactions are happening where long-term value is evident rather than speculative pricing.

4. What key shifts are you noticing in homebuyer preferences today—especially around configuration, readiness, and lifestyle needs?

We are noticing clear shifts in homebuyer preferences. Buyers are increasingly opting for better space configurations, preferring larger or well-planned 2 and 3 BHK layouts over smaller units. There is strong demand for ready-to-move or near-completion homes, as buyers want certainty and faster possession. Lifestyle needs have also evolved, with greater emphasis on ventilation, natural light, parking, security, and basic amenities, rather than just location or price.

5.With affordability under pressure, how are developers rethinking design, layout efficiency, and project planning?

With affordability under pressure, developers are focusing on smarter design and efficient layouts rather than increasing sizes. As brokers, we see a shift toward compact but well-utilized floor plans, reduced common area wastage, and practical amenities instead of high-cost luxuries. Project planning is also becoming more phased and cost-controlled, helping developers keep prices realistic while still meeting essential lifestyle expectations of today’s buyers.

6.Why do you think ready-to-move and near-possession homes are gaining stronger traction compared to under-construction projects?

We see ready-to-move and near-possession homes gaining stronger traction because buyers want certainty and immediate usability. Rising prices and past delays have made customers cautious, so they prefer homes where quality, layout, and location can be physically verified. Additionally, buyers can avoid construction-stage risks, rental outflow, and long waiting periods, making these options more practical and financially reassuring.

7. How important are connectivity, social infrastructure, and last-mile access in influencing buying decisions today?

Connectivity, social infrastructure, and last-mile access are critical factors in today’s buying decisions. As M Sanvi real estate , we see buyers prioritizing metro connectivity, road access, schools, hospitals, and daily conveniences over just project size or pricing. Good last-mile connectivity not only improves day-to-day livability but also strengthens long-term value and resale potential, making it a key decision driver for both end-users and investors.

8 What role does construction quality and execution discipline play in building buyer confidence in a slowdown phase?

In a slowdown phase, construction quality and execution discipline are crucial in building buyer confidence. As a real estate expert, we see that projects with consistent construction progress, quality materials, and timely execution attract serious buyers even in cautious markets. Strong execution reassures customers about delivery certainty and long-term durability, helping them commit despite overall market hesitation.
