Roshan Family Buys Multiple Office Units in Prime Andheri Commercial Hubs

The Roshan family, including Bollywood star Hrithik Roshan, is buying several office units in Mumbai. They have purchased multiple commercial properties in Andheri West, each worth several crores.

Propstack has come across the property registration documents that tell an interesting story: Hrithik Roshan, with the help of his father's company HRX Digitech LLP and his mother's Filmkunj (Bombay) Pvt Ltd, bought 10 office units in Mumbai in a deal worth ₹28 crores. The deals were sealed on November 27, 2025, and the registrations were done on the same day. The offices that have been sold to the Fantastic Four of the film industry are located in the 3rd and 4th floors of Yura Business Park, a commercial building in Andheri West.

Five out of the ten units were on behalf of the HRX Digitech LLP, where Hrithik is the managing partner along with his father Rakesh Roshan. Filmkunj (Bombay) Pvt Ltd, where Hrithik and his mother Pramila Roshan are directors, bought the remaining five units. RERA's total carpet area of these 10 units comes to 6,968 sq ft with one office being as small as 769 sq ft and as big as 852 sq ft. Yura Business Park Pvt Ltd, a company that is associated with the developers Pecan and Transcon, is the seller of all 10 units.

The recent purchase is the first step towards a big move that the Roshan family has planned in the next few weeks as well as a hint of the upcoming parade of their property investments in the past few weeks. Rakesh Roshan and his wife, Pramila Roshan, bought in one day May 19, 2025, five office units in another Andheri property named Vaidya West World One Aeropolis from Vaidya Spaces Private Limited at a price of 19.68 crores rupees. These purchases are proof of the family's sustained commitment towards accumulating a sizable footprint in one of the most sought-after business districts of Mumbai.

The real estate investments of the Roshans do not stop just with Hrithik and his parents. On November 24, 2025, Sunaina Rakesh Roshan, Hrithik's sister, bought two commercial units located in Andheri East for ₹6.42 crore. So far, the addition of the sister to the family real estate portfolio speaks volumes about the progress realized by the family in the Mumbai commercial property sector with special attention to the Andheri area which has been gaining popularity not only because of the excellent transportation and business infrastructure but also due to the short distance to the Mumbai airport.

The Roshan family's property buying spree mirrors a well-planned investment strategy and a recognition of the increasing value of commercial office spaces in Mumbai, as per real estate pundits. As a major commercial hub, Andheri has seen a surge in demand for office spaces due to the rapid growth of startups, IT firms, and small- to medium-sized enterprises. The record acquisitions of celebrity families such as the Roshans are said to further uplift the commercial profile of the neighborhood.

The transactions by HRX Digitech LLP, Filmkunj (Bombay) Pvt Ltd, and Sunaina Roshan show that the family has a diversified approach, with various members and entities opting for different units. Such a strategy would allow them to spread out the risk of investment whilst keeping their grip firmly on the majority of local real estate in the area.

These recent purchases have been a source of intrigue and fascination for realtors and the public alike and have led to a number of theories about the Roshan family's possible commercial ventures, office rentals, or long-term investment strategies. 

For the time being, we can clearly see the Roshan family making tactical decisions to advance their position in the high-value commercial real estate market of Mumbai, which is not only attracting the attention of industry analysts but also the ​‍​‌‍​‍‌​‍​‌‍​‍‌media.
