EY Global Delivery Services India LLP has leased a large office space in Noida. This confirms that Noida is becoming an attractive destination for international consultancy companies and Global Capability Centres. According to Propstack research based on property registration documents available in the public domain, EY Global Delivery Services India had leased four floors of office space totalling to 172,000 sq ft at Embassy Oxygen Business Park located in Sector 144 of Noida. The lease agreement was for a period of five years, and rents are to be paid at an amount of 98.52 lakh every month
This deal is a proof of the commercial office market of Noida that is still on the roll. The office market of Noida is very much alive and thriving besides the continued demand in the area of improved infrastructure and the interest of multinational companies looking for cost efficient alternatives to the usual business districts.
Key details of the lease transaction
As per the registration documents, the leased premises are located in Tower 2 of Embassy Oxygen Business Park. The space has been distributed across multiple levels within the building:
- 37,508 sq ft of super built-up area at the podium level
- 42,160 sq ft on the second floor
- 46,583 sq ft each on the third and fourth floors
Raja Seetharaman, Co-Founder, Propstack, said the deal reflects the growing confidence of large occupiers in Noida’s office ecosystem. “This deal underscores the value proposition that Noida currently offers to large GCCs and consulting firms. Locking in a marquee tenant like EY reflects long-term stability and confidence in the asset class,” he said.
Embassy Oxygen is a Grade A office park located in close proximity to the Noida–Greater Noida Expressway, offering strong regional connectivity. The development is among the largest office parks in Noida and is also one of only two SEZ parks in its submarket.

Noida commercial office market outlook
Real estate specialists have observed that Noida and Greater Noida have become preferable office locations within the Delhi, NCR area. The move is mainly led by the factirs such as, better road and metro connectivity, opening of the Noida International Airport at Jewar, competitive rentals as compared to Gurugram and central Delhi and technology, led businesses and GCCs expansion
A report by Cushman & Wakefield states that the region saw a net office leasing increase of 82 per cent year, on, year, to 10.9 million sq ft, in 2025, compared with 6 million sq ft the previous year.

Due to the continuous demand from consulting firms, IT services providers, and multinational corporations, market players are of the opinion that Noidas commercial real estate sector will continue its growth trend, further supported by infrastructure development and increasing institutional interest.all come into effect from July 1, 2025. The lease will continue until June 30, 2030. Besides, the rental rate will be 57 per sq ft.
EY GDS has deposited 5.91 crores as a security amount. The lease agreement contains a clause that the amount may be increased by 15 percent after three years. The company also has to pay a stamp duty of 1.33 crores and get the registration done by December 18, 2025.
