Apple India Private Limited has further expanded its presence in Hyderabad through an acquisition of additional office space measuring 57, 000 sq ft at WaveRock IT Park, as per documents accessed by Propstack.. Before this, the brand's aggregate space in this campus had already climbed to about 6.34 lakh sq ft area, signifying the company's solid commitment to the technology sectors in India.

The new lease started on December 1, 2025, and is a five year contract in Tower 2.1 (Tower 1 of Phase II) of WaveRock, a major IT park in Nanakramguda's Financial District. TSI Business Parks (Hyderabad) Pvt Ltd owns WaveRock, which has become a favored location for global companies due to its strategic location, excellent facilities, and closeness to both residential and commercial areas.

Apple has chosen a warm-shell office layout, which is basic interior fit-out and enables quicker occupation with less work to be done. The agreement also includes fit-out rent, which entails modifications and interiors necessary for Apple’s operational purposes.

This is the latest expansion by Apple after its previous leasing activities at WaveRock. In September 2025, the company leased another 64,125 sq ft of space at the same campus for ₹80.15 lakh a month for a period of five years. The first leasing activity by Apple at WaveRock took place in 2016, and it involved a space of 2.32 lakh sq ft. The company has now aggregated a space of over 6 lakh sq ft at the Hyderabad campus.

According to Cushman and Wakefield MARKET BEAT OFFICE Q4 2025 HYDERABAD, Hyderabad witnessed its highest annual gross leasing volume ever at 12.44 msf, which was backed by a robust Q4 showing of 5.42 msf, almost double the Q3 level and 25% higher YOY. Net absorption was 3.91 msf in Q4 and 9.11 msf for the entire year, thus indicating a 15% YoY growth. Most of the leasing activity was through large transactions, which made up 79% of Q4 leasing and 59% for the year, thus they signal that occupier requirements are getting stronger. Mid-sized deals accounted for 19% in Q4 and 36% for the year. GCC's were the main source of demand, making up 34% of the gross leasing volume in 2025.


In Q4, the Suburban (Madhapur) area was responsible for 54% of leasing, and it was closely followed by Suburban (Gachibowli) at 45%. By the end of the year, Suburban (Madhapur) dominated with a 62% share and Suburban (Gachibowli) accounted for 36%. Sector wise, IT, BPM remained the main source of demand in Q4 with a 44% share, followed by BFSI at 35% and Flexible Workspaces at 12%. For the whole year, IT, BPM still led with a 39% share while BFSI (20%), Flexible Workspaces (15%), and Healthcare & Pharma (10%) contributed to the diversification of the demand profile.

Apple's real estate venture in India is wider than just Hyderabad. For instance, in Bengaluru, Apple signed a lease agreement for approximately 270, 000 sq ft of office space in the Embassy Zenith project, which is being developed by Embassy Group, for a period of 10 years, and the total rental payment is said to exceed 1, 000 crore. This transaction has set a new high in the commercial leasing sector of Bengaluru, considering the rental value is around 235 per sq ft per month.

In the retail sector, Apple is gradually making its mark in the major metros of India. After the launch of Apple BKC in Mumbai and Apple Saket in Delhi in 2023, Apple opened the third flagship store at Phoenix Mall of Asia, North Bengaluru in September 2025. The area of the store is 7, 997.8 sq ft, and it is leased for a period of 10 years, with the rent being increased every three years.

Apples focus on office and retail spaces in combination points to a dual, strategy approach, the first being securing office locations packed with talent for their operations and the second is the gradual retail consumer footprint expansion in the key metro areas.
