Table Space Technologies Private Limited, a provider of flexible workspace solutions, has leased more than 5 lakh sq ft of office space in Intellion Park, Sector 59, Gurugram, for a monthly rent of ₹3.47 crore. The lease agreement, registered on July 25, 2025, was executed with Mikado Realtors Private Limited, a Tata Group company operating under Tata Realty and Infrastructure Ltd.

The leased area totals 5.34 lakh sq ft, translating to a per-square-foot rent of ₹65. The lease spans six years, from August 1, 2024, to July 31, 2030, with a three-year lock-in period. The agreement also allows for a potential renewal of four years, followed by an additional five-year extension. Table Space has been allotted an eleven-month fit-out period, during which only 50% of the maintenance charges, amounting to ₹6.5 per sq ft, will be payable. Full rent and maintenance payments at ₹13 per sq ft per month are set to commence from July 1, 2025.

The lease includes a standard three-month interest-free refundable security deposit, which will undergo a 15% escalation every three years, along with a similar 15% escalation for the rent at the end of each three-year period. The transaction attracted a stamp duty payment of ₹1.58 crore and registration charges of ₹50,003.

Intellion Park is strategically located near Golf Course Extension Road, providing connectivity to MG Road, Faridabad Road, Sohna Road, NH-8, and Delhi. The Southern Peripheral Road, Dwarka Expressway, and the Delhi-Mumbai Expressway are also accessible within a short drive. The nearest metro station is roughly ten minutes away, enhancing commuting options for tenants. The leased office building is designed as a G+12 structure with 617 covered car parking spaces in the basement.

Founded in 2017, the company’s portfolio encompasses over 100 lakh sq ft of custom workspaces across more than 75 centres, catering to enterprises across key clusters. The Gurugram lease represents one of the largest single-tenant agreements in the city in recent years.

Market data indicates that Golf Course Extension Road has seen a supply of approximately 5.23 million sq ft of office space between 2022 and 2024, while leasing activity accounted for around 2.72 million sq ft during the same period. Average rentals in this micro-market stood at ₹78 per sq ft.

The transaction demonstrates continued demand for flexible workspace solutions, driven by enterprises seeking customized office environments in prime business districts. Analysts note that the growing preference for flexible workspaces, combined with strong infrastructure connectivity and business-friendly amenities in Gurugram, is encouraging both operators and corporates to invest in large-scale office leases.
