Sohail Khan Leases Commercial Property in Bandra for ₹10.3 Crore Over 5 Years

Bollywood actor Sohail Khan has leased out a commercial property in Mumbai's upscale Bandra area to The Irish House Food and Beverages Private Limited. The lease agreement stipulates a starting monthly rent of ₹16.89 lakh, according to property registration documents reviewed by Square Yards. Over the 60-month term, Khan is expected to earn approximately ₹10.3 crore from the deal, which also includes a structured rent escalation.

The shop, situated in the Gasper Enclave, spans a total built-up area of 119.88 square meters (approximately 1,290.57 square feet). The lease agreement includes provisions for an annual rent increase. For the first 36 months, the monthly rent will be ₹16.89 lakh. The rent will then rise to ₹17.73 lakh for the remaining 24 months. The transaction also attracted a stamp duty of ₹2.67 lakh and a registration fee of ₹1,000, with the tenant providing a security deposit of ₹60 lakh.

The commercial property was originally purchased by Sohail Khan in April 2009 for ₹3.11 crore, according to property registration documents. The current lease agreement represents a significant return on this investment. The structured rent escalation ensures that Sohail Khan will continue to see a gradual increase in rental income over the next five years, reflecting the growing demand for premium commercial properties in Bandra.
