Shah Rukh Khan's Mannat Residence in Mumbai to Undergo Expansion with Two New Floors
Shah Rukh Khan’s renowned Bandra residence, Mannat, a heritage property and tourist attraction in Mumbai, is set to undergo an expansion. The sea-facing bungalow, built in 1914 in colonial style, is a Grade III heritage structure situated on a 2,091.38 sq. meter plot. Alongside the heritage villa, the property includes a modern six-story annex, which serves as the family’s main living space.
As per Hindustan Times, Gauri Khan, the actor’s wife and an accomplished interior designer, has applied to the Maharashtra Coastal Zone Management Authority (MCZMA) to expand the annex by adding two more floors. This proposed addition would increase the built-up area by 616.02 sq. meters and is estimated to cost ₹25 crore. The annex currently features two basement levels, a ground floor, and six upper floors, and the new construction would include a seventh and eighth floor. However, the specific plans for the added space have not yet been disclosed.
The expansion proposal has become possible due to changes in the Coastal Regulation Zone (CRZ) rules in 2019. These changes introduced the Transfer of Development Rights (TDR) and increased the Floor Space Index (FSI) under the Development Control and Promotion Regulation (DCPR), enabling property owners in coastal zones to build more. Over the past two years, many prominent figures, including industrialists and cricketers, have used these new rules to expand their properties in CRZ areas.
A committee led by Pravin Darade, principal secretary (environment), is scheduled to review Gauri Khan’s application. If approved, the expansion will enhance the present structure of Mannat.
The journey of Mannat adds to its charm. Previously known as Villa Vienna, the bungalow was owned by Nariman K. Dubash, a trustee of the Bai Khorshed Bhanu Sanjana Trust. Shah Rukh Khan fell in love with its grandeur and sea-facing location while shooting there in 1997. After purchasing it in 2001, he renamed it Mannat. Due to its heritage status, he was initially unable to make changes to the structure, prompting the construction of the modern annex to accommodate the family’s needs. However, It is still unclear how the two additional floors will be used if the MCZMA grants permission for the expansion.
