Rustomjee Launches Urban Woods, a New Housing Project in Dombivli with a ₹1,800 Crore GDV
Mumbai-based Rustomjee Group, also known as Keystone Realtors, has announced the launch of a new residential project, Urban Woods, in Dombivli, located in the Thane district near Mumbai. The development features 873 units and has a projected gross development value (GDV) of ₹1,800 crore.
Urban Woods will offer a mix of 1, 2, and 3 BHK residences spread across multiple phases. The first phase will include four towers, comprising all 873 units. The project aims to cater to homebuyers looking for well-designed living spaces in a rapidly developing residential hub.
According to Boman Irani, chairman and managing director of Rustomjee Group, Dombivli is emerging as a preferred residential destination due to its affordability compared to Mumbai and Thane. The area is witnessing significant infrastructure development, which is expected to drive property appreciation in the coming years. Irani emphasized that the company’s goal is to create a well-rounded living environment with modern amenities and a strong sense of community.
Rustomjee Group stated that Urban Woods would feature contemporary amenities to suit the needs of first-time buyers and growing families. The development will include a clubhouse, landscaped areas, and homes designed with balconies to enhance living spaces. The project also offers flexible layout options, allowing residents to customize their living arrangements based on their needs.
One of the key advantages of the project is its location. Dombivli provides a less congested environment while maintaining connectivity to major commercial hubs. The project is situated away from traffic bottlenecks, ensuring better accessibility. With multiple infrastructure projects underway, including the Taloja Metro Line 12, the Mumbai-Ahmedabad Bullet Train, the Mumbra-Panvel Highway expansion, and the Mankoli-Dombivli Bridge, the area’s real estate market is poised for steady growth. These developments are expected to improve connectivity to Thane, Navi Mumbai, and other key locations.
The real estate market in Mumbai and its surrounding regions has remained strong despite economic fluctuations. However, high property prices in Mumbai have pushed homebuyers to explore alternatives like Thane and Dombivli, where they can find spacious homes at more competitive prices. Industry analysts believe that Dombivli’s real estate market will continue to grow as improved infrastructure attracts more residents and investors.
Rustomjee Group has been expanding its presence across Mumbai’s residential market with various projects targeting different segments. The company has also announced plans to enter the senior living and plotted development segments, catering to evolving homebuyer preferences.
With Urban Woods, Rustomjee aims to meet the demand for high-quality residences in Dombivli while capitalizing on the area’s development potential. The project is expected to attract buyers seeking modern, well-connected homes at a more accessible price point than central Mumbai.
