PioneerUrban Ventures into Senior Living with ₹300 Crore Project in Gurugram

PioneerUrban, a prominent luxury real estate developer, has announced an investment of ₹300 crore in the development of a senior living project named ‘Advait’ in Gurugram. The project mark's PioneerUrban’s entry into the luxury residential senior living space, a growing sector in India’s real estate market. This initiative is a joint venture with JK Organisation's real estate arm, J K Urbanscapes Developers Ltd., and aims to address the growing demand for high-quality senior living spaces.

Located in Sector 50, Nirvana Country, Gurugram, the project spans 2.6 acres and is strategically positioned with direct access from the Golf Course Extension Road (GCER). The area is known for its proximity to various amenities, making it an ideal location for senior living. The ‘Advait’ project is expected to be completed by early 2027, with occupancy slated to begin thereafter.

The development features two 18-storey towers comprising 164 two-bedroom residences, each with an additional caretaker’s room. The apartments are designed to cater to the specific needs of senior residents, ensuring a comfortable and secure living environment. The project has already received recognition for its commitment to sustainability, being the first IGBC (Indian Green Building Council) Platinum-certified senior living project in Haryana. This certification underscores the project’s focus on environmentally sustainable construction practices and energy-efficient building design.

Each apartment in Advait will be equipped with a centralized air filtration system (TFA unit), ensuring clean and fresh air for the residents. This feature is particularly beneficial in urban settings like Gurugram, where air quality can often be a concern. In addition, the project will offer round-the-clock medical services provided by Fortis Hospital Gurugram, which will be available within the premises. This feature is crucial for senior residents who may require immediate medical attention or regular healthcare services.

Historically, senior living projects have been more common in Southern India, which accounts for 40% of the current inventory. However, as demand grows in the northern regions, more developers are exploring opportunities in cities like Gurugram, Delhi, and Noida.
