The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has approved 21 new projects worth ₹7,035 crore, paving the way for the development of 10,866 housing and commercial units across several cities in the state. The decision was taken at the Authority’s 184th meeting, chaired by Sanjay Bhoosreddy. Officials said the clearances indicate the growing momentum in the state’s real estate sector and reflect increasing investor confidence.
The projects cover key urban centres such as Gautam Buddh Nagar, Ghaziabad, Lucknow, Mathura, Agra, Bareilly, Varanasi and Barabanki. They include a mix of residential apartments, villas, plotted developments and commercial complexes, ensuring that the approvals address multiple segments of housing demand. The largest share of approvals went to Noida and Greater Noida with eight projects, followed by Ghaziabad with three, and Lucknow and Varanasi with two projects each. The remaining projects were spread across Mathura, Rampur, Agra, Bareilly, Barabanki and Gorakhpur.
Officials pointed out that the projects will help expand housing supply and include provisions for the Economically Weaker Section (EWS), ensuring that lower-income groups are not excluded from new developments. The construction phase is also expected to generate substantial employment opportunities across building, engineering and allied industries. This is expected to give an economic push to urban centres while meeting the housing requirements of diverse income categories.
With an investment value of more than ₹7,000 crore, the approvals add significantly to the real estate pipeline in Uttar Pradesh. The Authority stated that such projects contribute not only to housing stock but also to the wider economy by creating demand for construction materials, services and infrastructure support. Chairperson Sanjay Bhoosreddy said the move reflects the Authority’s focus on facilitating growth while ensuring adherence to regulatory standards. He noted that the approval of 21 projects comprising nearly 11,000 units demonstrates the sector’s momentum and will create opportunities across both residential and commercial markets.
The clearances come at a time when the state government is also advancing large-scale urban expansion initiatives. Earlier this month, projects worth ₹1,832 crore were sanctioned under the Chief Minister’s Urban Expansion Scheme to create new city clusters and planned developments. Analysts suggest that the concentration of approvals in Gautam Buddh Nagar, Ghaziabad and Lucknow points to their advantage in connectivity and infrastructure, while the inclusion of cities like Barabanki and Gorakhpur signals an effort to decentralise development.
The latest approvals underline UP RERA’s continuing role in guiding the state’s real estate sector. By enabling new projects while monitoring compliance, the Authority is positioning Uttar Pradesh as a leading northern market in both housing and commercial development. With projects spread across established hubs and emerging locations, the initiatives are expected to serve demand across income groups, generate jobs, and contribute to the state’s long-term economic growth.
