The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has approved 13 new real estate projects spread across six districts of the state, unlocking an estimated investment of ₹2,380.04 crore. Once completed, these projects will add 4,724 residential and commercial units to the state's housing and commercial real estate stock.
The approvals were granted during the 212th and 213th Authority Meetings held at UP RERA's headquarters, chaired by Sanjay Bhoosreddy, Chairman, UP RERA.
The projects span Barabanki, Lucknow, Varanasi, Ghaziabad, Gautam Buddh Nagar (Noida), and Agra, reflecting a broad geographic spread of investor interest, from established metros to emerging Tier-2 markets adjoining Lucknow.
District-wise breakdown: Where the money is going
Barabanki, which borders Lucknow, emerged as the single largest investment destination among the six districts. Two residential projects worth a combined ₹751.42 crore were approved here, together accounting for 591 residential units. This makes Barabanki the top district by investment value, even though it trails Lucknow on total unit count.
Lucknow, meanwhile, led the pack in terms of housing supply. A single residential project worth ₹385.76 crore was cleared in the state capital, but it alone will deliver 1,392 units, the highest number among all approved projects. This underlines Lucknow's pull as a high-density residential market capable of absorbing large-scale single-project developments.
Varanasi received approval for three residential projects, involving a combined investment of ₹750.24 crore and 1,189 units, placing it a close second to Barabanki in investment value.
Ghaziabad saw three projects cleared, two commercial and one residential, with a combined investment of ₹286.27 crore and 864 units, reflecting steady demand in the NCR periphery for both residential and commercial development.
Gautam Buddh Nagar, which includes Noida, got the go-ahead for one residential and one commercial project, involving an estimated investment of about ₹186 crore and 564 units.
Agra rounded off the list with two residential projects worth ₹20.35 crore, adding 124 units, the smallest contribution among the six districts by both investment and unit count.
What this means for UP's real estate market
UP RERA said the newly approved projects are expected to expand residential and commercial facilities across various cities in the state, while also generating new direct and indirect employment opportunities. The regulator noted that increased construction activity typically has a multiplier effect, benefiting allied sectors such as construction materials, transportation, and engineering services.
The authority reiterated that development of the approved projects will proceed in a transparent, time-bound manner, in line with the provisions of the RERA Act.
UP RERA also credited the state government's investment-friendly policies and simplified regulatory processes for sustaining momentum in the sector. According to the authority, continued efforts to promote housing and urban development have created a positive environment for new real estate projects across Uttar Pradesh.
Part of a bigger trend
This latest round of approvals builds on a pattern of steady project clearances by UP RERA through 2025 and 2026. In December 2025, the regulator had approved six projects worth ₹863.94 crore across five districts, including Bareilly, Kanpur Nagar, Noida, Lucknow, and Varanasi, adding around 1,470 units. The jump to 13 projects worth ₹2,380 crore in this latest round signals accelerating developer confidence and rising project pipeline activity in the state.
With Uttar Pradesh positioning itself as a growing hub for both residential and commercial real estate beyond the NCR belt, districts like Barabanki and Varanasi emerging alongside established markets like Lucknow, Ghaziabad, and Noida point to a broader geographic spread of investment, not just concentration in traditional hotspots.
