Puranik Group has crossed the milestone of delivering 10,000 homes on Ghodbunder Road, a feat that positions it as the single-largest contributor to organised housing on the corridor. The company also felicitated its 10,000th “lucky homeowners” — Mr. Bhaskar Pimpal Shinde, a resident of Tokyo Bay — who took possession of their apartment this month.

With 5,000 additional units under construction and in the pipeline, the developer said it is set to further expand its footprint in Thane’s fastest-growing residential belt.

“This milestone is not just about numbers, it is about trust. Ghodbunder Road is the canvas where our legacy has been built, and 10,000 families choosing us here makes us both proud and responsible for the corridor’s future,” said Shailesh Puranik, CMD, Puranik Group.

Ghodbunder Road has emerged as Thane’s prime growth corridor, carrying over one lakh vehicles daily and soon to be serviced by two metro lines. The Kapurbawdi interchange, linking Metro Line 4 (Wadala–Thane–Kasarvadavali) and Line 5 (Thane–Bhiwandi–Kalyan), is expected to reduce travel times to Mumbai and Navi Mumbai by 30–40 per cent.

According to market data, residential prices in the stretch have climbed from ₹13,500 per sq ft in 2022 to nearly ₹19,800 per sq ft by mid-2025, reflecting annualised appreciation of around 12 per cent. Housing registrations in Thane crossed 16,000 units in FY 2024–25, with Ghodbunder Road accounting for a significant share.

The milestone was marked by the handover of keys to ABC and XYZ symbolic of the Group’s 10,000th family on Ghodbunder Road.

ABC, a banking professional, said: “We were looking for more space and better connectivity for our daughter. Ghodbunder Road gave us both, and Puranik gave us the confidence to take this step. Being recognised as the 10,000th lucky family makes this even more special.”

The resident added: “The project’s community spaces and child-friendly amenities made the decision easy. It feels like the right place to build our future.”

Over decades, Puranik Group has become synonymous with Ghodbunder Road, with its thematic projects and large-scale deliveries shaping the corridor’s urban character. Analysts note that few developers in India have achieved such concentrated scale in a single micro-market.

“Puranik has not just participated in Ghodbunder Road’s rise, it has helped define it,” said a Mumbai-based property consultant.

With 5,000 homes in the pipeline, the Group said it would continue to introduce thematic living concepts and community-driven designs. “The 10,000th family is a milestone — but it is also a reminder of our responsibility to the next 5,000 families who will join us on Ghodbunder Road,” Mr. Puranik said.
