Prime Minister Narendra Modi has inaugurated and flagged off infrastructure and connectivity projects worth over Rs 5,450 crore in Assam in February 2026. The PM has launched a number of transport and digital infrastructure, higher education and urban mobility projects. The Kumar Bhaskar Varma Setu over the Brahmaputra could have longer-term implications for the growth of Guwahati and North Guwahati.

The infrastructure push comes in as Assam looks to boost regional connectivity as well as supporting infrastructure. For the real estate sector, enhanced access and the addition of institutional infrastructure could offer scope for development beyond the established urban areas.

Amount Spent ProjectKey Benefit
₹3,030 crore Kumar Bhaskar Varma Setu Six-lane bridge; could reduce travel time to about 7 minutes
₹555 crore IIM Guwahati Strengthens higher education and management education infrastructure in the Northeast
₹348 crore National Data Centre for North-Eastern Region Strengthens digital/ICT infrastructure and supports digital government services
₹100 crore Emergency Landing Facility, Moran Bypass Dual-use infrastructure for military/civil aircraft and disaster response
Not confirmed 225 electric buses under PM-eBus Sewa Improves urban/public transport through electric mobility

The projects announced as part of the infrastructure push include the Kumar Bhaskar Varma Setu, IIM Guwahati, the National Data Centre for the North-Eastern Region, an Emergency Landing Facility and 225 electric buses under the PM-eBus Sewa. While the government’s announcement puts the overall value of the infrastructure package at more than ₹5,450 crore, a complete project-wise cost breakup has not been provided officially.

Kumar Bhaskar Varma Setu enhances the connectivity between Guwahati and North Guwahati

The Kumar Bhaskar Varma Setu was inaugurated across Brahmaputra at a cost of around ₹3,000 crore. The six-lane bridge links Guwahati and the North Guwahati.

The Prime Minister described the bridge as a vital infrastructure project for Guwahati and surrounding areas, saying it would enhance connectivity, comfort and commerce. The improved connectivity between the two localities would reduce the gap in terms of accessibility between North Guwahati and the developed areas of Guwahati.

Improved access could support North Guwahati’s real estate Growth

For real estate, the importance of the bridge will be to develop the potential that could follow improved access. By facilitating better road connectivity it has a potential to make places more attractive for residential, commercial and supporting developments by enabling accessibility to centres of employment, services and established urban areas.

North Guwahati could see increased demand for housing, retail and commercial as connectivity improves. The impact, however, is unlikely to rely on the bridge alone. Population growth, employment opportunities, private investment, land development and supporting infrastructure will determine how strongly the area translates better connectivity into sustained real estate activity.

The development could also encourage a more integrated urban growth pattern between the two sides of the Brahmaputra over the longer term.

IIM Guwahati and data centre adds to institutional infrastructure

The February infrastructure programme extended beyond transport. During the visit, the Prime Minister also inaugurated the temporary campus of IIM Guwahati and the National Data Centre for the North-Eastern Region at Amingaon in Kamrup district.

The IIM campus adds higher-education infrastructure to the region, while the data centre strengthens its digital infrastructure. Such institutional developments can contribute to surrounding economic activity and generate demand for services and supporting facilities.

The combination of transport, education and digital infrastructure could therefore strengthen the broader development ecosystem around Guwahati.

Electric buses and other projects expands the infrastructure network further

The Prime Minister also flagged off 225 electric buses under the PM-eBus Sewa Scheme, including 100 for Guwahati. The addition of public transport infrastructure could improve urban mobility and complement the region’s broader connectivity network.

In Dibrugarh, an Emergency Landing Facility on the Moran Bypass was also inaugurated. Built at a cost of around ₹100 crore, the facility is the first of its kind in Northeast India and is intended to support emergency aircraft operations.

While these projects serve different purposes, they form part of a wider effort to strengthen Assam’s transport and public infrastructure.

Infrastructure investments could broaden Assam’s infrastructure growth

All this reflects a broader push to strengthen Assam’s connectivity and supporting infrastructure. For real estate, the significance lies not simply in the value of government spending, but in whether these investments create conditions for sustained economic and urban activity.

The longer-term real estate impact will depend on how quickly private investment, employment opportunities and supporting infrastructure follow these projects. If these factors develop alongside improved connectivity, Assam’s infrastructure expansion could gradually broaden the geography of urban and real estate growth around Guwahati.
