Kalyan-Latur Jan Kalyan Expressway (442 km long) has got approval of the Government of Maharashtra and will function as an access controlled road connecting Mumbai Metropolitan Region (MMR) and Marathwada region as approved by the state government.
The estimated cost of development of this expressway will be Rs. 35,000 crore and will be developed by Maharashtra State Road Development Corporation (MSRDC). This project is projected to reduce the time of journey from Kalyan to Latur from the current 10 to 11 hours to merely four hours when completed.
This corridor would pass through Kalyan, Murbad, Malshej Ghat, Otur, Ahilyanagar, Beed and Latur and the connectivity would be towards Dharashiv. A tunnel of approximate length of 8 km has also been proposed for the Malshej Ghat area.

Kalyan-Latur expressway to connect MMR with Marathwada

The Kalyan-Latur expressway is a proposed six-lane access-controlled highway, which will provide a faster alternate route between the Kalyan-Thane region and Marathwada districts. The project had earlier received in-principle clearance. With the latest state-level approval, the proposal will now move further through the planning process. Detailed work on the alignment, engineering design and implementation is expected to determine the final project cost and construction plan.
The corridor is also planned to connect with other major road infrastructure in the state. At the Latur end, it is expected to link with the Nagpur-Goa Shaktipeeth Expressway, giving the proposed route connections to a wider network of high-speed roads.

8-km tunnel planned through Malshej Ghat

One of the most significant components of the project is the proposed 8-km tunnel through Malshej Ghat.
The tunnel will provide an alternative to the existing winding route through the Western Ghats. By allowing vehicles to pass through the mountain section without following the longer ghat road, the project is expected to improve the overall travel time between Kalyan and Latur.
The terrain around Malshej Ghat also makes this section an important engineering component of the expressway. The final design and construction details will be determined as the project moves ahead.

Kalyan-Latur travel time could lessen to four hours

At present, travelling by road between Kalyan and Latur can take around 10–11 hours. The proposed expressway is expected to bring this down to approximately four hours.
The shorter journey will improve the movement of people and goods between the MMR and Marathwada. For businesses, faster road access can also make it easier to move goods between production centres, markets and logistics hubs.
The project will therefore have significance beyond passenger travel, particularly for districts that are currently farther from Mumbai’s large consumption and employment market.

Real estate impact likely to depend on supporting development

The expressway could also change the development prospects of locations along its route by improving their accessibility to larger urban markets. The project is also part of a wider infrastructure push across the MMR to improve regional connectivity.
Areas around Murbad, Ahilyanagar, Beed, Dharashiv and Latur may become more accessible to the MMR as the road network develops. Better connectivity can improve the viability of residential, commercial, logistics and industrial projects, particularly where land availability is combined with employment and supporting infrastructure.
For the real estate sector, however, the impact is unlikely to be immediate or uniform. Connectivity of the road alone cannot guarantee an increase in property values or extensive development. Local infrastructure, job opportunities, industrial activity and private investment factors will determine the response of each particular location to the improved accessibility.

Corridor to strengthen regional connectivity

The Kalyan-Latur Expressway would be of significance as it aims to provide a link between Mumbai metro market and the interior areas of Maharashtra.
By linking Kalyan to Marathwada by a high-speed corridor, it would considerably reduce the distance and time between the established and developing markets.
The project will entail comprehensive planning and project development work before actual construction begins. Further developments in this regard would indicate the extent of its impact on regional mobility and related real estate activity. For now, the state approval marks a major step forward for a Rs. 35,000-crore road project that aims to bring the MMR and Marathwada significantly closer by road.
