M3M India has emerged the highest bidder for a 12.5 acre land parcel at Noida's Sector 108, by bidding Rs. 1,839 crore against the DLF in a competitive auction conducted by the Noida Authority. The bid price is over twice higher than the reserve price of Rs. 835 crore put forward by the authority. The deal works out to be one of the biggest land deals in Noida recently.
The deal comes at a time when major developers continue to compete for development opportunities across Noida and Greater Noida.
M3M wins Rs. 1,839 crore Noida land deal
The 12.5-acre parcel in Sector 108 was offered by the Noida Authority with a reserve price of Rs. 835 crore. M3M emerged as the highest bidder with a Rs. 1,839-crore offer, while DLF also participated in the bidding. Godrej Properties had been shortlisted for the auction but did not participate in the final bidding, according to PTI reports.
The winning bid works out to roughly Rs. 147 crore per acre. Including stamp duty and other government charges of nearly Rs. 150 crore, M3M's total outlay for the parcel is expected to approach Rs. 2,000 crore.
The parcel is designated for mixed-use development, with residential and commercial components.
Key details of the Sector 108 land parcel
The Sector 108 plot is situated on the Noida Expressway and has been intended for mixed-use development. Unlike a residential project that is already under construction or registered, the transaction at this stage is primarily a land acquisition.
M3M's acquisition does not yet represent a new housing supply entering the market. More details about the project's layout, development plans, cost and regulatory approvals will emerge only after the developer finalizes its plans and secures the necessary approvals.
What M3M's acquisition means for its Noida expansion
The acquisition gives M3M a sizable land parcel for future residential and commercial development in Noida.
The transaction also comes against a broader trend of developers adding land to their pipelines. Godrej Properties won a bid for a 23.2 acre residential plot at DMIC Integrated Township of Greater Noida in the month of June. The expected revenue generation capacity from this project will be more than Rs. 7,000 crore.Such transactions indicate that established developers are continuing to secure land in NCR for future projects.
Why DLF's participation matters
DLF's participation makes the Sector 108 auction particularly significant. The developer has a large presence across the NCR market, and its decision to bid for the parcel shows the importance of securing well-located development land in Noida.
For M3M, winning against a major NCR developer gives it control of a sizable mixed-use parcel in an established market. However, the transaction should not be interpreted as a setback for DLF's broader NCR strategy. The company simply did not emerge as the highest bidder for this particular parcel.
Noida land deals highlight competition for development opportunities
The M3M-DLF transaction comes as Noida continues to attract developer interest. JLL data shows that Noida accounted for 36% of residential sales in Delhi-NCR during the second quarter of 2026, while new launches in the city accounted for 17% of NCR's quarterly supply.
Recent land transactions by developers such as M3M and Godrej Properties point to continued interest in adding projects across the wider Noida-Greater Noida market. However, land acquisition alone does not determine future property prices or project performance.
For the Sector 108 parcel, the next important developments will be M3M's project plans, approvals and eventual launch. The Rs. 1,839-crore bid nevertheless underlines the value developers are placing on large, strategically located land parcels in Noida and the growing competition to secure them.
