More than 30 buildings in Gurugram’s Sushant Lok-3 have come under the scanner after a survey by the district town planner (enforcement) found unauthorised PG accommodations, guest houses and other commercial activities operating from residential premises. Notices have been issued to the properties, with officials examining violations of sanctioned building plans and permitted land use.
The action comes as authorities step up enforcement against the commercial misuse of residential properties across Gurugram’s licensed colonies. The latest scrutiny in Sushant Lok-3 is focused largely on buildings located on bigger residential plots.
PGs, guest houses found inside residential buildings
Several properties identified during the survey were found to have multiple rooms being operated as PG accommodation or guest houses. In some cases, residential buildings were also being used for other commercial activities.
One property in the locality has a branded PG operating on the upper floors, while a food-delivery company is using the basement. Officials are examining whether such uses comply with the approved plans and zoning regulations for the properties.
The issue is not limited to the presence of tenants in residential homes. Authorities are also looking at unauthorised construction and changes to spaces that were sanctioned for other purposes. Earlier enforcement action in Gurugram has included demolition of rooms, offices and other structures created in stilt parking areas, which are meant for vehicle parking.
Commercial use puts pressure on residential areas
The increasing use of residential properties for high-density accommodation has also raised concerns among residents about the pressure on local infrastructure.
Residents in affected colonies have pointed to issues such as parking, traffic movement, water supply, sewerage and the use of internal roads.
The enforcement action is therefore focused not only on individual construction violations but also on whether properties are being used in accordance with their sanctioned residential purpose.
Gurugram widens action against violations
The Sushant Lok-3 action is part of a wider enforcement exercise by the Department of Town and Country Planning (DTCP) across Gurugram’s licensed colonies.
Earlier this month, more than 240 rooms across 27 buildings in Sushant Lok-1 and South City-1 were sealed during action against unauthorised guest houses, commercial activity and illegal construction. The drive also targeted illegal construction in stilt parking areas.
The latest action follows earlier scrutiny of residential properties in Gurugram, including DLF Phases 1–5, where thousands of properties were flagged over illegal construction and unauthorised commercial use.
