Godrej Properties Limited (GPL) is expanding its reach in the fast-growing micro-market of Sarjapur Road, Bengaluru, by purchasing an additional 3.8-acre land parcel in South Bengaluru. On November 20, the company made the announcement of the new acquisition, stating that the latest purchase adds nearly ₹2,400 crore of potential revenue and opens up the possibility of a greater overall development capacity for the integrated township plan.
As per the firm’s regulatory filing, the new site that has been purchased extends the total project area to about 30 acres and the increase in development potential is close to 2 million sq. ft. GPL says that this supplement to the project allows it to reach a total revenue potential of approximately ₹3,500 crores, which is supported by the development scale of close to 3 million sq. ft. that is envisaged for the township.
This land purchase is a follow-up of a move by GPL where it acquired a 26-acre piece of land near Sarjapur Road in October for a residential project with an estimated revenue potential of ₹1,100 crore. Now the two land parcels together give the company one of its biggest integrated development opportunities in Bengaluru.
The firm explained that the combined parcel’s revenue potential is largely due to the site-wide higher Floor Space Index (FSI) that can be permitted. A single master plan for the entire 30-acre landholding makes it possible to significantly increase the efficiency, the cohesiveness of the project, and the total size of the group housing development that will be coming up.
GPL said that the combined site now offers the opportunity to develop a master-planned township based on the principles of sustainability, wellness, and modern urban design. The future development will have plenty of open spaces, the lifestyle amenities will be carefully selected, and a diverse mix of residential typologies will be created to attract homebuyers who are looking for both connectivity and modern community living.
Godrej Properties, through the firm’s long-term commitment in the Sarjapur Road area, emphasized that the purchase of the strategically located property is a step further in consolidating its presence not only in one of Bengaluru’s most tightly-knit but also most vibrant residential hubs. Sarjapur Road stands out as a home buying destination that is highly attractive as it is near to major employment and technology clusters such as Outer Ring Road, Whitefield, Bellandur, and Electronic City.
