The Ghaziabad Development Authority (GDA) has announced a new residential plot scheme in Raj Nagar Extension and Noornagar, offering 77 land parcels for sale as part of its latest housing initiative. The scheme, introduced under the Noornagar Housing Scheme, covers a total area of 17,872 square metres and aims to cater to the rising housing demand in one of the city’s fastest-growing residential corridors.
According to officials, the land parcels on offer range between 60 and 221 square metres, providing opportunities for homebuyers from diverse income groups. “We are launching this scheme to make residential plots more accessible to people looking for long-term investment or home construction within the city limits,” a GDA official said.
The tendering process for external development works will begin this week. The Authority has earmarked a total of ₹3.05 crore for developing basic infrastructure, including roads and a sewer network, while an additional ₹1 crore has been allocated for electricity connections and beautification works across the layout.
Officials added that the project area enjoys strong connectivity due to its proximity to the Hindon Elevated Road, linking it efficiently with key parts of Ghaziabad and Delhi. “The area already has significant residential development, and improved connectivity has boosted its appeal among buyers,” the official noted. “With plots of different sizes, the scheme aims to attract a wide segment of homebuyers and investors.”
The GDA’s focus on balanced urban growth has been reflected in recent initiatives designed to encourage integrated residential and industrial expansion. In line with this, progress is also being made on the industrial-cum-logistics park project in Saidpur Hussainpur, Modinagar, which was approved by the GDA board in September 2025. The project, being undertaken by the State Industrial Development Authority (SIDA), is spread across 250 hectares and is expected to play a crucial role in strengthening the region’s logistics ecosystem.
Out of the total project area, 64 hectares fall under government land, while the remaining 187 hectares will be acquired from private owners either through mutual agreement or as per provisions of the Land Acquisition Act. Officials said the land acquisition process has already begun, and a nodal officer has been appointed to facilitate coordination and ensure transparency during the acquisition stages.
The acquisition will take place in two phases—with 197 hectares in the first phase and 55 hectares in the second phase and is expected to start within the next six months. The upcoming logistics park is strategically located about 4 km from the Delhi–Meerut Expressway (DME), providing seamless connectivity to the Eastern Peripheral Expressway (EPE), NH-58, and the Meerut South Central metro station. The Partapur Bypass and Mohiddinpur railway station are also located within a 7 km radius of the site, enhancing accessibility for freight and industrial movement.
A senior official explained that the logistics park is part of the Authority’s long-term traffic management strategy, designed to divert heavy commercial vehicles away from the city’s main roads while ensuring smooth transportation of goods to and from the industrial clusters of Modinagar, Muradnagar, and Ghaziabad. “The initiative aligns with the state government’s vision to establish well-planned logistics hubs that improve urban mobility and support industrial growth,” the official said.
The Uttar Pradesh government, under its industrial policy, has identified seven cities, including Ghaziabad, for the development of logistics hubs. The state will bear 50% of the land acquisition cost in the form of seed capital for 20 years, encouraging the establishment of large-scale infrastructure and logistics facilities.
Officials also pointed out that a survey conducted by a private consultancy firm had strongly recommended Saidpur Hussainpur as a suitable location for the logistics park, citing the area’s connectivity, availability of land, and minimal impact on residential zones. The project is expected to create employment opportunities and boost the local economy by attracting warehousing, logistics, and manufacturing investments.
With simultaneous progress in housing and industrial infrastructure, Ghaziabad’s development roadmap reflects a push towards integrated urban growth. While the new residential scheme will serve as a catalyst for affordable housing and private home construction, the logistics park in Modinagar is expected to strengthen the city’s position as a key logistics and industrial hub in western Uttar Pradesh.\
