Amazon Seller Services Private Limited has signed a long-term lease for a 5.56 lakh sq ft warehouse in Hooghly, near Kolkata, West Bengal, with Nahar Industrial Enterprises Limited, according to property registration documents accessed by Propstack. The lease is structured for a starting monthly rent of ₹1.26 crore (₹1,26,63,856), with a rental escalation of 12% every three years.
The agreement follows a pre-lease arrangement, with handover of the facility scheduled between January and June 2026. The formal lease commencement is set for June 1, 2026, and will run for a tenure of 20 years, including a lock-in period of five years. The lease also provides for an extension of an additional three years as it nears completion, reflecting one of the longer commitments in India’s logistics and warehousing sector. As part of the deal, Amazon has paid a security deposit of ₹7.60 crore.
This strategic acquisition underscores Amazon’s continued focus on expanding its warehousing and logistics footprint across India. The Hooghly warehouse will support the company’s growing e-commerce operations in West Bengal and the eastern region of India, enabling faster order fulfillment and efficient supply chain management.
The Hooghly facility adds to Amazon’s series of high-value real estate transactions across India in recent years. In April 2025, Amazon renewed leases for more than 94,000 sq ft of space from Godrej Green Homes Pvt Ltd in Mumbai’s Vikhroli area, involving four Amazon group companies, at a monthly rent of ₹1.73 crore for five years. The leased space is located on the 7th floor of Godrej Two on the Eastern Express Highway (EEH).
In November 2024, Amazon Data Services Pvt Ltd acquired a 38-acre land parcel in Ambernath, near Mumbai, from Macrotech Developers (Lodha Group) for ₹450 crore. The site is close to the Lodha Group’s Palava City project and highlights Amazon’s ongoing strategy of securing strategic land parcels for warehousing and development purposes.
Amazon’s long-term leases and acquisitions reflect the company’s broader plan to enhance its logistics network and strengthen delivery efficiency in key markets. By securing large-format warehouses in strategic locations like Hooghly and Ambernath, the company aims to maintain inventory closer to customers, reduce delivery lead times, and support the growing demand for e-commerce services in eastern and western India.
According to the documents, the Hooghly warehouse transaction has been executed directly with Nahar Industrial Enterprises Limited. The deal is part of Amazon’s ongoing portfolio expansion, which balances owned assets with leased properties to optimize operational flexibility and financial efficiency.
The Hooghly lease also signals investor confidence in India’s logistics real estate sector, which has grown rapidly in response to increasing e-commerce penetration and demand for modern warehousing solutions. Experts note that long-term leases like this one provide stability to developers while enabling companies like Amazon to secure critical distribution points in high-demand regions.
