NBCC Raises ₹1,505 Cr via E-Auction of Aspire Dream Valley Units in Amrapali Project
NBCC (India) Ltd, the state-owned infrastructure enterprise, announced that it has successfully sold 1,185 residential units in Greater Noida for a total of ₹1,504.69 crore. The sale was conducted through an e-auction at Aspire Dream Valley Phase-III, one of the projects previously linked to the stalled Amrapali Group developments.
This transaction is part of NBCC’s ongoing role in completing unfinished Amrapali housing projects, as mandated by the Supreme Court. The properties sold were among the unsold inventory within Aspire Dream Valley, a multi-phase development project located in Greater Noida, Uttar Pradesh. As per the structure of the arrangement, NBCC will receive a 1% marketing fee on the total sale value.
NBCC was appointed by the Supreme Court in 2019 to oversee the construction and delivery of over 40,000 homes in various Amrapali projects across the NCR region. These homes had been delayed for several years, leaving buyers without possession. NBCC’s responsibilities include completing construction works, raising funds through sales of unsold units, and ensuring timely delivery under the supervision of the court-appointed receiver.
The recent sale at Aspire Dream Valley is a continuation of this broader assignment and contributes significantly to the funding required for project completion. NBCC has previously sold units in other Amrapali-linked projects in Noida and Greater Noida to help mobilize resources for construction.
Meanwhile, NBCC reported healthy financial results for the third quarter of the financial year 2024–25. The company posted a 25.1% increase in net profit at ₹138.5 crore, compared to ₹110.7 crore during the same quarter of the previous year. Revenue from operations stood at ₹2,827 crore, reflecting a 16.6% growth year-on-year. The company also saw an improvement in operating performance, with EBITDA rising to ₹142 crore, up from ₹116.8 crore. EBITDA margin improved to 5%, from 4.8% in the year-ago period.
NBCC also received fresh work orders and entered into new strategic collaborations. Recently, it secured ₹120.9 crore worth of orders and signed a memorandum of understanding with RailTel Corporation. In another development, the company received a ₹44.62 crore order from the Mahatma Gandhi Institute for Rural Industrialization (MGIRI) in Wardha.
NBCC’s continued focus remains on delivering long-delayed housing projects, raising funds through transparent channels, and completing its court-mandated responsibilities while also pursuing new growth opportunities in the infrastructure sector.
