Microsoft India Acquires 25-Acre Land Parcel Near Hyderabad for Over ₹181 Crore
Microsoft Corporation (India) Private Limited has completed the acquisition of a 25-acre land parcel in Mekaguda, near Hyderabad, for ₹181.25 crore. According to property registration documents, the land was purchased from Natco Pharma Limited and Time Cap Pharma Labs Pvt Ltd. This acquisition is another strategic step by Microsoft as it continues to expand its presence and operations across India.
The financial details of the transaction include a stamp duty payment of ₹9.96 crore, along with a registration fee of ₹3.62 crore and additional charges of ₹18 lakh. These costs, combined with the purchase amount, emphasize the scale of Microsoft's investment in the region. While the company has not disclosed specific plans for the land, its recent investments suggest an intention to bolster infrastructure and operations in one of the country’s key technology hubs.
This acquisition comes as part of Microsoft’s ongoing effort to expand its footprint in India. In recent years, the company has actively pursued land purchases in various strategic locations across the country. Just a few months ago, in August 2024, Microsoft acquired 16 acres of land in Pune’s IT hub, Hinjewadi, for ₹453 crore. This followed another acquisition in 2022 when the company secured 10.89 lakh square feet of commercial land in Pimpri Waghere, Pune, for ₹328.84 crore. These investments highlight Microsoft’s focus on strengthening its infrastructure in India, a market that plays a significant role in its global operations.
The latest acquisition in Hyderabad aligns with the region’s growing prominence as a technology and innovation hub. Hyderabad has attracted significant attention from global and domestic companies in recent years due to its favorable policies, skilled workforce, and improving infrastructure. The area of Mekaguda, where the land is located, is part of the rapidly expanding suburban region of Hyderabad that has been witnessing increasing real estate activity. Mekaguda’s proximity to major industrial and technology corridors makes it a strategic location for businesses looking to establish or expand their operations.
Hyderabad’s position as a preferred destination for IT and technology firms is supported by consistent investments from multinational corporations. In addition to Microsoft, companies such as Amazon, Google, and Facebook have established or expanded their campuses in the city over the years. This steady flow of investments has contributed to Hyderabad becoming one of the key contributors to India’s technology and services sector. The city’s growing reputation as a center for innovation and development continues to draw interest from leading global firms, including technology companies, manufacturing units, and service providers.
The broader real estate market in India has also been witnessing significant activity, with a noticeable rise in land transactions across major cities. According to CBRE, over 100 land deals covering approximately 1,700 acres have been recorded between January and September 2024. This represents a 65 percent increase compared to the same period in the previous year.
Among the six leading cities, Delhi-NCR accounted for the highest share of activity at 32 percent, followed by Mumbai, Pune, Bengaluru, Chennai, and Hyderabad. Hyderabad, in particular, has seen a steady rise in land acquisitions as companies aim to capitalize on the city’s business-friendly environment and strategic location.
Microsoft’s recent land purchase highlights its dedication to India as an important market for growth and innovation. The company has been gradually boosting its investments in infrastructure, talent, and operations in India over the past few years. India plays a key role in Microsoft’s global technology plans, and its continued investment in land and facilities shows the company’s confidence in the market’s future potential.
