Uttar Pradesh’s real estate sector witnessed a significant rise in investment activity in 2025, with total investments reaching ₹68,328 crore, marking a 53.5% increase, according to UP RERA data. The growth reflects the state’s transition from a primarily housing-driven market to a broader real estate investment destination supported by infrastructure expansion, improved connectivity, and regulatory transparency.
According to industry experts, the growth is not limited to major markets such as Noida, Greater Noida, and Lucknow. Emerging locations including Vrindavan, Ayodhya, Varanasi, Mathura, and Prayagraj are also gaining attention due to increasing demand for tourism-linked developments, second homes, retirement communities, and hospitality projects.
Industry Expert Opinions

Mr. HS Kandhari - Co-founder and Executive Director, Harmony Infra Ventures
"Everyone's going to talk about the 53.5% jump, and fair enough, it's a big number. But if you actually sit with the data, the more interesting bit is that approved units grew 22.5% while project count only went up 19%. That tells you developers are building bigger per site, not just chasing more registrations. This is confidence, not opportunism.
Now look at where the money is. Gautam Budh Nagar took ₹37,161 crore out of the ₹68,328 crore total. That's more than half the state's investment sitting in one district. Ghaziabad comes in next at ₹12,750 crore, and Lucknow is an interesting case — it's almost matched Noida on project count, 67 filings to 69, but the capital hasn't followed at the same pace yet. That's the gap worth watching over the next couple of years.
There's also something happening in Mathura, Varanasi, Prayagraj and Ayodhya. 44 projects registered across these cities isn't just NCR overflow, it's a category of demand on its own. Whether it turns into real capital the way NCR has is still an open question. So yes, 2025 was a strong year for UP real estate. Just don't call it evenly spread yet — the core is still very concentrated."

"The sharp increase of 53.5% in real estate investments in Uttar Pradesh to ₹68,328 crore in 2025 indicates how the state is shifting from being an ordinary housing destination to being a diverse investment destination. The development of infrastructure, enhanced connectivity through expressways, airports, metros, and the transparency of regulations under UP RERA has played a key role in building confidence among investors. It is not just Noida, Greater Noida, and Lucknow anymore that attract investments; other cities are also getting their share of investments.
One such city that has emerged as one of the best real estate destinations is Vrindavan. This is because of the rapid development of spiritual tourism in the region, improvements in civic infrastructure, and demand for second homes, retirement communities, and hospitality-based real estate projects. The unique combination of cultural value and urban planning is helping Vrindavan build a sustainable real estate ecosystem.
In the coming years, the sustainability of this momentum will depend upon the planned development of urban cities, implementation of infrastructure in time, and project delivery. Those developers that concentrate on construction of quality homes and communities with lifestyle-based offerings will find themselves in a better position to take advantage of the changing demands. The real estate growth story of Uttar Pradesh is now being written not just by its metropolitan cities but also high-potential destinations like Vrindavan."

Mr. Amit Aggarwal, Director, Karyan Group
"Ghaziabad's numbers in this UP RERA report speak for themselves. 29 projects and Rs 12,750 crore of investment in a single year, right behind Noida and ahead of Lucknow, tells you this market has moved past being seen as NCR's second choice. What changed on the ground is speed. Clearances that used to take months now move faster, and that gap between acquiring land and getting a project registered has a direct bearing on how quickly we can bring supply to market. For us as a developer based here, that means committing to projects with more confidence in timelines we can actually hold to. It also matters for buyers. A RERA-registered project with a verified track record is the first filter serious homebuyers apply today, and Ghaziabad now has the registration volumes to back that trust. The city is no longer riding on Noida's momentum. It's building its own."

Mr, Ashish Agarwal, Director, AU Real Estate
"The rapid evolution of Uttar Pradesh's real estate market reflects a broader transformation in the way urban centres are developing across the state. As infrastructure networks expand and commercial activity strengthens, homebuyers are placing greater emphasis on projects that offer long-term value, quality construction and a well-planned living environment. This shift is encouraging developers to focus on creating integrated communities that cater to evolving lifestyle aspirations rather than simply increasing supply. Going forward, the sector's long-term growth will be driven by responsible development, timely project execution and a sustained focus on delivering quality housing that meets the evolving expectations of today's homebuyers.”
Way Forward
The future growth of Uttar Pradesh’s real estate sector will depend on planned urban expansion, timely infrastructure execution, quality construction, and efficient project delivery. While NCR markets will continue to remain major investment hubs, emerging cities with tourism, industrial, and commercial potential are expected to contribute more significantly in the coming years.
Developers focusing on quality housing, sustainable communities, and projects aligned with changing consumer preferences are likely to benefit from the state’s expanding real estate opportunities. The next phase of Uttar Pradesh’s real estate growth is expected to be shaped by a combination of established urban centres and emerging destinations beyond traditional markets.
