Noida, when it began to gain popularity as a Delhi suburb, was known for its affordability proposition. However, today, as a result of its expansion and its emergence as an office and institutional hub, along with the operationalisation of Narendra Modi International Airport at Jewar, the city has emerged as one of India’s leading premium and luxury housing destinations.
The shift is reflected in property values. Savills India's Delhi-NCR Residential Market Watch for H1 2026 recorded a 15% year-on-year increase in average capital values of under-construction residential properties in Noida. The Noida-Greater Noida Expressway micro-market recorded a sharper 28% rise during the same period. These figures point to the growing importance of location and new residential supply in shaping the city's housing market.

Prateek Tiwari, MD, Prateek Group, said, "Noida's growth is changing the way homebuyers look at the city. It is no longer being considered only for its relatively accessible housing options. Connectivity, the expanding commercial base and the quality of residential developments are becoming equally important in the decision. This is creating room for luxury housing in established locations as well as emerging corridors, for instance, Noida Expressway, where buyers are looking at the long-term value of the address alongside the home itself.”
The wider market provides another indication of Noida's growing relevance. JLL's Q2 2026 residential report recorded 10,021 residential sales across Delhi-NCR, with Noida accounting for 36% of the total. Its share of new launches stood at 17%. The sales figure underlines the city's place in the regional housing market, while the launch mix reflects the range of development activity taking place across NCR.

Salil Kumar, Director, -Business Management & Marketing CRC Group, said, "Buyers are paying closer attention to how a home will work for them over the years. Space remains important, but so do planning, privacy, amenities and the experience of living within the development. Noida has the opportunity to serve this demand because its residential landscape is still evolving, allowing developers to respond to changing expectations through better-designed homes rather than simply increasing apartment sizes.”
Infrastructure is widening the geography of that demand. The Noida Expressway has established a strong residential and commercial corridor, while the Narendra Modi International Airport is adding to interest in the wider region.

Yash Miglani, Managing Director, Migsun Group, said, "Different parts of Noida and Greater Noida are attracting buyers for different reasons. Established employment centres, improving connectivity and the development of new urban corridors are broadening the choice available to homebuyers. This gives developers an opportunity to create projects suited to distinct buyer groups, from families seeking more space to those looking for a more elevated residential experience.”
Luxury housing, meanwhile, is increasingly being defined by the overall offering rather than price alone. Location, design, open spaces and the quality of the residential environment all contribute to how a project is perceived.

Amit Modi, Director, County Group, said, "Noida's residential market has reached a stage where buyers are looking beyond the apartment to the experience that comes with it. The surrounding environment, the planning of the development and the sense of privacy it offers all matter. As buyer aspirations evolve, the city is well placed to develop a stronger luxury housing market, supported by its established infrastructure and expanding urban footprint.”
Noida’s transition towards premium and luxury housing reflects a broader change in its real estate market, driven by rising property values, infrastructure development and evolving homebuyer preferences. As the city expands its residential and commercial footprint, its ability to sustain this shift will depend on how effectively developers combine location, design, amenities and connectivity with the expectations of different buyer segments. This will shape Noida’s position in NCR’s housing market and determine the pace and direction of its next phase of residential growth.
