Manoj Bajpayee Expands Commercial Real Estate Portfolio with ₹7.26 Crore Office Lease in Mumbai’s Andheri West

Bollywood actor Manoj Bajpayee, known for his critically acclaimed performances, is also steadily building a notable presence in Mumbai’s commercial real estate market. In the latest development, Bajpayee and his wife Shabana Bajpayee have leased two office units in Andheri West, Mumbai, with a combined monthly rent nearing ₹11 lakh. The lease agreement, registered on April 3, 2025, marks a significant move in the city’s premium commercial property space.

According to documents accessed through data analytics firm CRE Matrix, the two office spaces are located in the Lotus Signature building on Veera Desai Road, a well-connected commercial hub in Andheri West. The leased offices cover a combined RERA carpet area of 3,810 sq ft (1,905 sq ft each), underscoring the scale and prime quality of the transaction. The total lease value over the five-year term is estimated to be ₹7.26 crore.

The tenant listed in the lease documents is Barcode Influencer Marketing Pvt Ltd, which has secured the property with a security deposit of ₹43.7 lakh. The agreement includes a 75-day fit-out period, allowing time for interior renovations and setup, and features six dedicated parking spaces — a valuable asset in Mumbai’s congested commercial zones.

One notable clause in the agreement is the annual rent escalation of 5%. This means that the current monthly rent of ₹10.9 lakh will rise incrementally each year, reaching approximately ₹13.3 lakh by the fifth year. The increasing rent reflects both the value of the location and the demand for high-grade commercial properties in Mumbai.

Abhishek Kiran Gupta, CEO and co-founder of CRE Matrix, highlighted the strategic importance of the Andheri West location. “While location continues to play a significant role in determining rental rates, we are observing a shift where the relevance and quality of the project itself are becoming even more important. Grade A projects like Lotus Signature command a premium that reflects their infrastructure, tenant mix, and long-term viability,” Gupta said.

This lease isn’t Bajpayee’s first foray into Mumbai’s commercial real estate. In October 2023, the actor made headlines by investing ₹32 crore in four office units in Oshiwara, also located near Veera Desai Road. These properties, housed in the Signature Building, totaled 8,459 sq ft of RERA carpet area and were acquired in a single transaction. The stamp duty alone for these acquisitions amounted to ₹1.86 crore, indicating the premium nature of the properties.

In addition to expanding his commercial property portfolio, Bajpayee and his wife also made a high-profile residential transaction last year. In August 2024, the couple sold a luxury apartment in Mahalaxmi’s Minerva residential tower for ₹9 crore. The apartment, featuring a carpet area of 1,247 sq ft, was one of the upscale units in a building known for its exclusive residences and panoramic views of South Mumbai.

These strategic moves by the Bajpayees reflect a growing trend among Bollywood celebrities who are investing in real estate not just for personal use but also for long-term financial gains. Stars like Amitabh Bachchan, Kajol, and Ajay Devgn have also been active in the real estate space, particularly in Mumbai’s commercial segments.

Manoj Bajpayee’s dual focus on high-yield office spaces and luxury residential properties showcases a balanced real estate investment strategy. With the lease of these office units in Andheri West, he has further cemented his role not just as a cinematic icon but also as a savvy real estate investor.
