Mahindra Lifespace to Redevelop Two Andheri West Societies, Eyes ₹1,200 Crore Revenue

Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure arm of the Mahindra Group, has announced its plans to undertake two housing redevelopment projects in Lokhandwala Complex, Andheri West, Mumbai. The company expects a revenue of ₹1,200 crore from these projects.

In a regulatory filing, Mahindra Lifespace confirmed that it has been selected as the preferred partner for the redevelopment of two residential societies in the area. The projects will be executed under the Maharashtra government's cluster development scheme, which aims to upgrade urban housing infrastructure. The redevelopment site is located in Andheri West, a key residential and commercial hub in Mumbai. It is situated approximately 15 minutes from the upcoming Versova-Bandra Sea Link, which is expected to improve connectivity to South Mumbai. Additionally, the area is witnessing infrastructure expansion, including the coastal road project and other transportation improvements.

Amit Kumar Sinha, Managing Director and CEO of Mahindra Lifespace, stated that this initiative strengthens the company’s presence in Mumbai’s western suburbs, a critical market for its growth plans. The company aims to utilize its expertise in residential development to enhance the living standards of residents in the redeveloped societies. Vimalendra Singh, Chief Business Officer – Residential, Mahindra Lifespace, highlighted that the project reflects the trust that customers place in the company. He emphasized that Mahindra Lifespace has a track record of delivering projects with transparency and quality, focusing on innovative designs and timely execution.

The Lokhandwala Complex area has been a sought-after residential location due to its accessibility to commercial hubs, social infrastructure, and transport networks. The redevelopment is expected to modernize the existing residential setup, providing contemporary amenities and improved infrastructure. Mumbai has seen increasing interest in redevelopment projects, particularly in established residential zones where older buildings require structural upgrades. With the state government’s push for cluster redevelopment, developers are finding opportunities to rebuild and optimize land use in densely populated neighborhoods.
