Mumbai-based real estate company Lodha Developers is preparing to enter the Delhi-NCR market within the next year, as part of its broader national expansion strategy. Managing Director and CEO Abhishek Lodha shared this during the company’s Q1FY26 earnings call. The firm aims to conclude one or more land acquisitions in the region by the end of the current financial year, with a launch planned for FY27.

The company’s entry will begin with a pilot phase. Lodha said this initial phase will involve a limited number of residential projects with a moderate level of investment. The intention is to gradually assess local market dynamics and strengthen operational capabilities in the region before undertaking larger-scale development. Lodha clarified that the firm is currently evaluating land parcels across various parts of Delhi-NCR and will finalize its choice based on brand alignment, supply-demand conditions, and potential profitability.

In response to investor queries, Lodha confirmed that the company is not yet disclosing specific micro-markets but is focused on areas that match its premium housing profile. The company plans to share detailed plans once the first land transaction is completed. It is considering both outright land purchases and joint development agreements as part of its entry strategy.

The move into Delhi-NCR mirrors Lodha Developers’ earlier expansion into Pune and Bengaluru, where the firm adopted a similar phased approach before scaling up. The company's investor presentation for Q1FY26 indicated that it expects its market share in MMR, Pune, and Bengaluru to more than double by the end of the decade. In the Mumbai Metropolitan Region, the developer’s share is expected to grow from 10% in FY24 to 20%. In Pune, the figure is projected to increase from 5% to 15%, and in Bengaluru from 2% to 12%.

For the April to June quarter of FY26, Lodha Developers reported ₹4,450 crore in sales bookings, reflecting a 10% year-on-year increase. The company’s total income during the quarter rose to ₹3,624.7 crore, up from ₹2,918.3 crore in the same period last year. Lodha Developers has delivered over 110 million sq. ft. of completed projects and currently has more than 130 million sq. ft. under ongoing and planned development.

While the firm has not yet disclosed project configurations or pricing details for Delhi-NCR, it views the region as a crucial growth frontier. Abhishek Lodha emphasized the importance of assembling a local operating team as a first step and reiterated that full-scale operations will only follow after initial learnings from the pilot phase. The company’s entry strategy prioritizes long-term sustainability over immediate scale.
