Karnataka Government Launches Automated Building Plan Approval System

The Karnataka Government initiated an automated building plan approval system in the R.R. Nagar and Dasarahalli zones of Bengaluru on a trial basis. This move aims to streamline the building plan approval process and reduce corruption by minimizing direct interaction with government officials.
The newly introduced system, known as 'Nambike Nakshe,' is designed to bring convenience to individuals constructing houses. It eliminates the need for physical visits to government offices by automating the approval process. Deputy Chief Minister D.K. Shivakumar emphasized the government's commitment to transparency and ease of access for citizens, expressing optimism that approximately 10,000 building plans could be approved through this system in the current year.
Key Features of Nambike Nakshe
- Applicability: The system is applicable to buildings with dimensions of up to 50 X 80 square feet and up to four units.
- Online Sanction: Building plans can be sanctioned online with the assistance of empanelled engineers or architects, eliminating the need for in-person visits to the BBMP office.
- Document Submission: Approval is based on the submission of required documents, with the fee for building plans payable online.
New Property Tax Structure in Bengaluru
Deputy Chief Minister Shivakumar also addressed concerns regarding the revised property tax structure in Bengaluru. He highlighted changes aimed at addressing issues raised by the public, including a 50% reduction in penalties and a waiver of interest on property tax dues. aThe previous UAV-based tax calculation method, implemented since 2008, has been replaced by a uniform tax calculation based on guidance value.
Future Plans
The government plans to extend the automated building plan approval system to the entire city of Bengaluru in the coming months. Additionally, efforts will be made to bring properties currently outside the tax net into compliance, with provisions for property owners to declare their assets for tax purposes.
The launch of the 'Nambike Nakshe' system represents a significant step towards modernizing and simplifying the real estate regulatory framework in Bengaluru.
