Kalaburagi to Get Taller Residential Buildings as Karnataka Govt Approves Height Increase
Kalaburagi is set to witness a transformation in its skyline as the Karnataka government has approved a proposal to increase the height limit for residential buildings. The Kalaburagi Urban Development Authority (KUDA) Chairman, Mazar Alam Khan, confirmed that the state government approved the plan on February 18, allowing the maximum height for residential buildings to be extended from 11.5 meters to 15 meters.
This decision comes as a response to the city’s rapid growth and increasing housing demands. The Confederation of Real Estate Developers' Associations of India (CREDAI) Kalaburagi had been advocating for this change, emphasizing the need for multi-story residential structures to accommodate the rising population.
Mazar Alam Khan, who played a key role in pushing for the amendment, stated, "With Kalaburagi expanding at a fast pace, it was necessary to make zoning changes under Section 13-E of the Karnataka Town and Country Planning Act, 1961. This approval allows for better space utilization and paves the way for improved housing infrastructure."
A Step Towards Urban Expansion
The approval of taller buildings is expected to optimize land usage and address space constraints in Kalaburagi. The city has been witnessing a surge in real estate development, driven by infrastructural advancements and increased demand for modern housing options. The revised height allowance is likely to attract more investments in the real estate sector, enabling developers to introduce high-rise residential projects.
Khan further stated, "The approval marks a significant milestone for Kalaburagi’s urban development. It will not only help meet the increasing demand for housing but also position the city as an emerging growth hub, bridging the gap between Tier-2 and Tier-3 cities."
According to officials, the proposal to raise the height limit had been in discussion for a while. It was initially submitted to the state government on March 12, 2024, and after multiple reviews, it was finally approved in February 2025. The decision was finalized after a general body meeting of KUDA, ensuring all regulatory and safety aspects were considered before implementation.
"This move provides an ideal solution for land scarcity concerns and ensures that Kalaburagi residents have access to well-planned, vertical housing options," Khan added.
Impact on Economic and Real Estate Growth
Experts believe that this regulatory change will have a positive impact on the local economy. Taller buildings allow developers to construct more residential units within the same land parcel, reducing costs and making housing more affordable. The move is also expected to enhance commercial opportunities, with more mixed-use buildings combining residential and retail spaces.
Khan expressed gratitude to District Minister Priyank Kharge for supporting the initiative, stating, "His support has been instrumental in getting this approval. This decision aligns with Kalaburagi’s vision of becoming a modern urban center with better infrastructure and housing solutions."
Future Plans: A New Township in the Works
In addition to allowing taller buildings, the government is also considering developing a new township spanning 500 acres around Kalaburagi. This initiative aims to decongest the city's main areas and promote well-planned urban expansion. Implementation is expected to begin soon, further strengthening Kalaburagi’s position as a developing urban center.
Kalaburagi has seen significant growth in recent years, especially after the establishment of the Kalaburagi Airport. Improved connectivity has attracted more investments and contributed to the city’s financial advancement.
