Haryana RERA Orders NBCC to Pay ₹30,000 Rent to Green View Residents Until Handover
Gurugram: The Haryana Real Estate Regulatory Authority (HRERA) has directed NBCC (National Buildings Construction Corporation) to pay ₹30,000 every month to the residents of Green View Society in Sector 37D. This payment will continue until the flats are handed over or a proper solution is provided.
This decision came after two residents complained to HRERA. Experts from IIT-Roorkee and the Central Building Research Institute (CBRI) conducted a structural audit and found the buildings unsafe to live in. As a result, residents were asked to vacate their flats by March 2022. The HRERA order says that if NBCC delays the payment, they will have to pay an additional 10.5% interest per year. So far, NBCC has not commented on the matter.
Why is There a Delay?
Although the society was declared unsafe, demolition has not yet started. The delay is mainly because some residents, especially those from the Economically Weaker Section (EWS), have not received their compensation. These residents argued that they cannot leave or agree to demolition without proper payments. Some EWS flat owners even approached the Delhi High Court to stop the demolition, saying NBCC hasn’t settled their claims.
Efforts to Resolve the Issue
During a recent “Samadhan” camp, EWS residents voiced their concerns again, asking for clarity on when they would receive their compensation. Local authorities stated that NBCC cannot proceed with demolition without getting permission from the Delhi High Court. They also urged EWS residents to officially register their claims to ensure they are compensated.
NBCC’s Response
NBCC has said the seven towers in the society pose serious risks to safety and need urgent demolition. They referred to a 2022 order from the district magistrate and DDMA, which also warned about the dangers to people’s lives and property. However, NBCC needs approval from the court before moving ahead.
