GNIDA Offers Three Premium Group Housing Plots Near Noida International Airport, Valued Up to ₹152 Crore

The Greater Noida Industrial Development Authority (GNIDA) has launched a new premium group housing plot scheme near the upcoming Noida International Airport in Jewar. Announced on June 13, 2025, the scheme features three high-value land parcels strategically positioned to benefit from the region’s growing infrastructure development and investor interest.

The most prominent of the three plots is located in Sector Sigma III. Spanning 30,000 square metres, the parcel carries a reserve price of ₹50,860 per square metre, amounting to a total reserve value of ₹152 crore. This plot is being positioned as a central asset in GNIDA’s strategy to boost residential development near the airport.

The second parcel, identified as GH-02E in Sector Mu, covers 18,215 square metres and is priced at ₹53,403 per square metre. This brings its total reserve price to approximately ₹97.2 crore.

The third and smallest plot is located in Sector Alpha II, with an area of 3,999.80 square metres. It has the highest per square metre reserve rate among the three at ₹62,940, resulting in a total reserve price of ₹25.17 crore.

All three plots are being offered through an e-bidding process. Registration for the scheme is currently open and will continue until July 4, 2025. GNIDA has stated that possession will be handed over to successful allottees within a month of allotment.

Payment and Development Conditions

As per the official scheme documents, interested applicants must submit 10% of the total premium as earnest money with their applications. The remaining 90% of the amount must be paid within 90 days from the date of allotment.

Construction on the plots must be completed within seven years of the deed execution. GNIDA has included a phased development clause, mandating that the first phase be completed within three years. Delays beyond this period will attract pro-rata extension charges.

These stipulations are intended to ensure timely development and prevent speculative land banking in the vicinity of the airport zone.

The plots are located in proximity to the upcoming Noida International Airport at Jewar, which is being developed as a major transit hub. The sites also enjoy access to both the Eastern and Western Dedicated Freight Corridors, which are expected to improve logistics and economic linkages throughout the region.

Additionally, the sites are situated near key expressways including the Noida-Greater Noida Expressway and Yamuna Expressway. This connectivity is expected to benefit future residential developments by reducing commute times and increasing accessibility to other parts of Delhi-NCR.

Real Estate Demand Driven by Infrastructure Projects

While the airport has been a key driver of renewed interest in Greater Noida’s real estate market, industry experts have noted that other concurrent infrastructure projects are also contributing to the demand. These include the proposed Film City project, medical manufacturing hubs, IT and electronics clusters, and various industrial parks being planned and executed under state and central government initiatives.

These developments are expected to attract a mix of workforce and commercial activity to the region, thereby increasing the need for residential housing options. The availability of well-located group housing plots is intended to align with this anticipated growth.

Market Response

The market has been showing increased participation in land auctions conducted by authorities in the Noida-Greater Noida-Yamuna Expressway belt. The premium pricing of the newly released plots suggests GNIDA’s confidence in sustained investor interest. Developers may find these parcels particularly attractive due to their location advantage and the projected long-term growth of the airport region.

The scheme also fits into the broader land monetization and development plan being pursued by GNIDA to fund civic infrastructure and support regional planning efforts. As housing demand continues to shift toward areas with better connectivity and future infrastructure assurance, parcels near Jewar Airport are likely to play a central role in the region’s real estate expansion.
