Bengaluru's ₹10 crore-plus luxury housing segment witnessed exceptional momentum in FY26, with sales growing 49% year-on-year to 125 homes valued at approximately ₹2,087 crore. Of these, Embassy accounted for 73 homes and ₹1,346 crore in sales value, translating into a market-leading share of nearly 68% by value, underscoring the strength of our luxury portfolio and our alignment with evolving buyer preferences.
We did not aggressively pivot into luxury in anticipation of a short-term trend. Rather, our strategy has been built over several years around the belief that Bengaluru would continue to generate significant wealth through its technology ecosystem, Global Capability Centres (GCCs), startup economy, and entrepreneurial talent pool.
What we are witnessing today is the convergence of these long-term structural drivers with a growing preference for spacious homes. Embassy was well positioned to benefit because we already had a portfolio that catered to this emerging demand. The strong performance in FY26 reflects not only favourable market conditions but also the result of a sustained focus on creating differentiated luxury developments that resonate with Bengaluru's next generation of wealth creators.

Data indicates that ultra-luxury demand is moving beyond traditional central Bengaluru into newer premium corridors driven by infrastructure growth and availability of plush lifestyle amenities. Embassy remains most bullish on some of these for FY27.
North Bengaluru continues to stand out as one of the most promising luxury residential corridors for FY27. The region’s growth is being driven by a strong combination of factors, including proximity to key technology and business hubs, expanding metro connectivity, seamless access to the airport corridor, and rapidly evolving social infrastructure. Equally important is the availability of larger land parcels, which allows developers to create low-density, amenity-rich communities that are increasingly preferred by ultra-luxury buyers.
Embassy Developments accounted for nearly ₹1,346 crore of Bengaluru’s total ₹2,087 crore in ₹10 crore+ luxury home sales, commanding a market-leading ~68% share of the segment. Of that, approximately ₹1,034 crore was contributed by Embassy Eden in North Bengaluru, reinforcing the corridor’s expanding prominence in Bengaluru’s premium housing market.
The remaining contribution came from established luxury locations, with Embassy Lake Terraces in Hebbal contributing ₹260 crore and Embassy Grove, located near the Karnataka Golf Association (KGA) and Indiranagar, contributing ₹52 crore.
This sales mix reflects a broader shift in Bengaluru’s luxury housing market, where demand is increasingly expanding beyond traditional central micro-markets toward emerging corridors that offer larger residential formats, improving connectivity, evolving social infrastructure, and a more integrated lifestyle proposition.
Buyer trends indicate that demand is being driven by both upgrade-led relocations, centred on larger living spaces and greater exclusivity, and lifestyle-led moves influenced by factors such as proximity to tech parks, golf courses, educational institutions and premium social infrastructure. These trends are increasingly reshaping preferences within the luxury housing segment.
Space and exclusivity remain important, but today's luxury buyer is making a far more holistic decision. We are seeing burgeoning demand for larger residences, lower-density communities, landscaped open spaces, greater privacy, and superior community infrastructure.
A luxury buyer today evaluates a project through the lens of overall quality of life. For instance, buyers are drawn to managed residential communities, with their proposition of a bespoke and complete lifestyle and where the professional, hospitality-led management is as important as the home itself. Factors such as proximity to employment hubs, reduced commute times, access to international schools, recreational facilities, healthcare infrastructure, sustainability features, and community experiences also play a significant role in purchase decisions.

The broader Bengaluru luxury market is being driven by a diverse mix of wealth creators. Industry data suggests that business owners and industrialists account for approximately 44% of demand, corporate CXOs and senior technology executives around 25%, startup founders and ESOP beneficiaries approximately 24%, and NRIs and global returnees about 7%.
While these buyers share an expectation for quality and exclusivity, their purchase motivations are distinctly different. Corporate CXOs typically prioritise convenience, managed residences, and proximity to business districts. This has broadened the buyer base and introduced a younger troop of luxury homebuyers into the market.
Bengaluru's unique position as a technology and innovation hub has played a key role in this evolution. The growth of GCCs, startup success stories, and the emergence of a new generation of wealth creators have expanded the pool of buyers actively considering homes in the ₹10 crore-plus category.

The ₹10 crore-plus residential segment is poised to maintain growth of over 40% Y-o-Y in FY27, driven by sustained demand from affluent buyers, although certain market headwinds will warrant close monitoring.
While FY26 delivered exceptionally strong growth, it would be prudent to expect some moderation as the market matures. Sustaining growth above 40% year after year is challenging for any market segment.
That said, the underlying fundamentals remain extremely strong. Bengaluru continues to benefit from expanding GCC investments, startup wealth creation, a growing base of senior corporate leadership, and rising NRI participation. These factors should continue to support healthy demand in the luxury segment.
From a monitoring perspective, we remain attentive to interest rate movements, global macroeconomic conditions, geopolitical developments, and supply-side dynamics. However, the ultra-luxury segment tends to be relatively insulated from short-term economic volatility because its buyers are typically driven by wealth creation and long-term asset allocation decisions rather than financing considerations.
