Embassy Developments Signs JDA for 17.9-Acre Land Parcel in Whitefield, Plans 1,000-Unit Residential Project
Bengaluru-based real estate firm Embassy Developments Ltd (EDL) has entered into a Joint Development Agreement (JDA) for a 17.9-acre land parcel in Whitefield, Bengaluru. The agreement, announced on June 23, sets the stage for the launch of a large-scale residential housing project in one of the city’s most active micro-markets.
The planned project will be located off Whitefield Main Road and will cover an estimated 1.6 million square feet of saleable area. Embassy Developments has stated that the development will feature approximately 1,000 apartments across 2 BHK, 2.5 BHK, and 3 BHK configurations. The project is expected to generate a gross development value (GDV) of around ₹1,600 crore, with a launch timeline projected for FY2027.
Aditya Virwani, Managing Director of Embassy Developments Ltd, described Whitefield as a strategic focus area for the company. He cited consistent end-user demand, employment-driven housing needs, and ongoing infrastructure additions as factors supporting continued investment in the locality. According to Virwani, Whitefield’s resilience as a residential market has made it a priority for future projects.
The agreement follows a similar JDA signed by Embassy last year for a 3.75-acre land parcel in the same region. That earlier development, also located in Whitefield, involved a planned premium residential project aimed at younger homebuyers, particularly working professionals. The previous project spanned 5.4 lakh square feet of saleable space and included around 400 units with similar configurations.
With this latest JDA, Embassy is further consolidating its presence in Bengaluru's eastern corridor, where demand for mid- to high-segment apartments remains strong. The company also confirmed that this project forms part of its broader launch pipeline for the next two years. Embassy currently holds a secured pipeline of 10 residential projects across various Bengaluru locations, with an anticipated gross development value exceeding ₹22,000 crore in FY2026 alone.
The current deal aligns with strategy to expand Embassy Developments’ residential portfolio with a focus on future-ready projects. Mr. Virwani has indicated that the agreement supports efforts to strengthen the company’s project pipeline while actively exploring opportunities across key urban markets.
Whitefield remains one of Bengaluru’s most prominent real estate hubs due to its connectivity, commercial zones, and housing stock catering to professionals from the IT and services sectors. Embassy’s continued focus on this micro-market suggests confidence in its long-term growth trajectory, especially as infrastructure projects such as metro rail extensions and road network upgrades move toward completion.
The company has not disclosed the name of the landowner or specific financial details of the JDA. However, based on the company’s projections and market pricing in the area, the 17.9-acre development is positioned to be one of the significant launches in eastern Bengaluru in the coming years.
