DLF to Allocate ₹8,000 Crore for Super-Luxury Development in Gurugram

DLF, one of India's most prominent real estate developers, is making waves in the luxury housing sector with its ambitious new project, The Dahlias. This ultra-luxury development, set to cost around ₹8,000 crore, is located in Gurugram's upscale DLF 5 area and spans an impressive 17 acres. With this investment, DLF aims to tap into the burgeoning demand for high-end residential properties, demonstrating its commitment to creating exclusive living spaces that cater to affluent buyers.

The Dahlias is designed to feature approximately 420 lavish apartments, with each unit offering a minimum of 10,300 square feet of living space. This remarkable scale positions The Dahlias as one of the most sought-after addresses in the country, reinforcing DLF's reputation for delivering premium real estate. The project has already received all necessary regulatory approvals and was pre-launched last month, generating significant interest from potential buyers.

DLF's Managing Director, Ashok Tyagi, conveyed the company’s expectations of generating substantial revenue from this project, estimating around ₹26,000 crore based on current pre-launch pricing. This optimistic outlook underscores DLF's confidence in the luxury housing market and its ability to deliver a product that meets the expectations of discerning consumers.

The construction costs for The Dahlias are projected to be around ₹18,000 per square foot, reflecting the premium materials and high-quality infrastructure that will be employed. Notably, the development will include luxurious features such as an artificial lake and a sprawling club facility spanning 400,000 square feet. The selling price for these exclusive apartments is set at approximately ₹1 lakh per square foot of carpet area, aligning with the prevailing market trends and the demand for upscale living spaces among wealthy buyers.

Aakash Ohri, Joint Managing Director of DLF Home Developers, expressed his belief that The Dahlias will surpass the success of The Camellias, DLF's previous ultra-luxury project. The Camellias has already seen secondary market transactions exceeding ₹100 crore per apartment, highlighting the growing appetite for high-end properties in India. Mr. Ohri emphasized that contemporary consumers are increasingly seeking the best lifestyle options, and The Dahlias aims to fulfill that demand.

The ultra-luxury housing segment in India is experiencing a remarkable surge, driven by various factors such as rising disposable incomes, an expanding population of high-net-worth individuals, and an increased desire for luxurious living environments. DLF's strategic focus on this segment is not only timely but also essential in addressing the evolving preferences of today’s affluent buyers. As a result, The Dahlias is expected to attract significant interest from those seeking premium living experiences.

Moreover, DLF's impressive pipeline for future launches in the second half of the fiscal year indicates its commitment to maintaining a strong presence in the luxury real estate market. With projects planned in Mumbai and Goa, DLF is well-positioned to capitalize on the ongoing demand for high-end housing. Despite a slight decline in sales bookings during the second quarter of 2024-25, the company reported a remarkable 66% increase in sales bookings in the first half, totaling ₹7,094 crore. This upward trajectory highlights the resilient demand for housing, even in a fluctuating market.

The financial performance of DLF has been robust, as evidenced by the company’s significant increase in consolidated net profit for the second quarter of the fiscal year, which reached ₹1,381.08 crore compared to ₹622.78 crore in the same period last year. The total income also saw a substantial rise, increasing by 48% to ₹2,180.83 crore during the July-September quarter. Over the first six months of the fiscal year, net profit surged to ₹2,026.69 crore, up from ₹1,149.78 crore in the corresponding period the previous year. This financial strength enhances DLF's ability to undertake large-scale projects like The Dahlias.
