Delhi Real Estate Firm Cheated of ₹85 Lakh in Fraudulent Goa Land Deal

A Delhi-based real estate company, M/s P K S Estate, has reported a loss of ₹85 lakh in a land fraud involving an 850 sq. m. plot in Parra, Bardez, Goa. The fraud was discovered when the company’s application for mutation of the property was denied by authorities, who stated that the individuals involved had no legal ownership of the land.

Akash Mishra, the authorized signatory of the firm, filed a complaint with the Mapusa police. The complaint named eight individuals: Elizabeth Mascarenhas from Calangute, Joyce Felix D’Silva from Mumbai, Grenville John Desa from the USA, John Romero Dessa from Telangana, Blossom Cashin from Dubai, and Clifford Viegas, Anita Viegas from Caranzalem, along with John Menezes from Mumbai.

The accused allegedly presented themselves as legal heirs to the property. Using fake documents, they completed the sale at the Civil Registrar cum Sub Registrar’s office in Bardez. They signed a sale deed and received payment from the real estate firm.

The fraud came to light when the company attempted to register the property. Authorities informed them that the individuals were not legitimate heirs, exposing the fake documents and the fraudulent nature of the transaction.

Based on the complaint, the Mapusa police registered a case against the eight individuals under charges of cheating, forgery, and conspiracy. Investigations are ongoing to locate the accused and examine the extent of their activities. Authorities are also checking if the group has carried out similar frauds in the past.

The case highlights the risks involved in real estate transactions and the importance of verifying property ownership through proper channels. Buyers are encouraged to conduct thorough checks of property records, consult legal experts, and ensure due diligence to avoid falling victim to fraud.

Police officials have assured that efforts are underway to collect evidence and bring the accused to justice. They are also investigating whether similar methods have been used to cheat other buyers in different cases.
