TVS Motor Company has leased around 529,533-sq ft super built-up office space in the Gardencity IT Park in Hebbal, Bengaluru, in a large corporate office transaction. The lease is for a period of 10 years, beginning on September 22, 2026, with the monthly rent reported at around Rs. 4.7 crore.
The transaction comes as the company looks to consolidate and expand its office operations in Bengaluru. It also adds to the city's continuing office leasing activity, with large occupiers committing to substantial spaces for their workplace requirements.

TVS Motor takes large office space in Hebbal

The leased property is located at Gardencity IT Park in Hebbal, with Hebbal Infraspace Pvt Ltd, owned by Gardencity, acting as the landlord. The transaction was registered in September, while the lease commenced on September 22.
At 5.29 lakh sq ft, the space will give TVS Motor a considerable office footprint in Bengaluru. The company is understood to be using the premises as part of its consolidation and expansion of existing office operations in Bengaluru.
The 10-year lease also reflects the scale of the company's commitment to the space. As the company takes a large contiguous office space, the transaction highlights the needs of occupiers that are consolidating their operations with an eye to expansion.

Bengaluru continues to attract office occupiers

The TVS Motor transaction comes against a strong leasing backdrop in Bengaluru. The city saw 15.7 million sq ft office leasing during the first nine months of 2026, up 12% year-on-year. Bengaluru contributed 29% of total office leasing activity in India's top seven cities during the period.
The demand is not limited to technology companies. Companies across sectors are assessing their workplace requirements, with larger-format transactions forming an important part of the market as businesses consolidate existing operations and plan for future requirements.
The scale of the TVS Motor lease fits into this wider pattern. Rather than taking several smaller spaces, the company has committed to a substantial office footprint under a long-term arrangement, adding to the volume of large corporate occupancies in the city.

Hebbal gains ground as an office location

The transaction also puts attention on Hebbal as a location for large office requirements. The demand for office spaces by companies is no longer restricted to the central areas of Bengaluru and established commercial areas are witnessing rising interest from companies looking for accessibility with larger contiguous spaces.

Bengaluru is also seeing new office space being added alongside the strong leasing activity. Around 14.1 million sq ft of new office supply was recorded in the city during the first nine months of 2026, up 19% from the corresponding period a year earlier. The additions accounted for about one-third of office completions across the top Indian cities during the period.
The combination of new supply and sustained leasing gives occupiers more options as they review their office strategies. At the same time, transactions such as the TVS Motor lease show that demand continues to include large spaces rather than being limited to smaller office requirements.
For Bengaluru's commercial real-estate market, the transaction adds to the evidence of continued corporate demand for sizeable office spaces.
