Sumadhura Group plans to lease 20,000 sq ft of retail space to Iron Hill Brewery. The brewery is set to begin operations from the Grade-A+ commercial project, Sumadhura Capitol Towers in Whitefield, East Bengaluru before the end of 2026. This adds to the food and beverage options available from the complex.
This was announced alongside an agreement with another café chain, Yummy Bee, which has leased out 3700 sq ft retail space from Capitol Towers. This will help expand the range of lifestyle and dining experiences for employees in the corporate world, residents and professionals in the surrounding areas.
Iron Hill Brewery Expected at Capitol Towers by Year End
Iron Hill Brewery is expected to open at the development before the end of 2026 at Sumadhura Capitol Towers. However, the value of the lease and duration has not been disclosed.
This will add to the food and drink offerings within the mixed-use commercial development. The restaurants and cafes will provide a place to eat for employees working in the building and those living and working in the surrounding areas of Whitefield.
The transaction is part of the development’s retail leasing activity, although the final status of the Iron Hill agreement should be distinguished from completed leases announced at the property.
Capitol Towers Expands Its Food and Beverage Mix
Alongside the proposed brewery lease, Sumadhura Group has leased 3,700 sq ft of retail space to Yummy Bee, a café chain known for its gluten-free and sugar-free offerings.
The café will join an existing mix of food, beverage and lifestyle businesses at Capitol Towers. These include Blue Tokai Coffee Roasters, Thyme & Whisk, The Harvest Salad Café and Mad Doh Sourdough Pizzeria & Bakes. The development also houses other services, including a salon and childcare facilities.
The addition of new food outlets broadens the range of options available within the commercial property. For employees, having cafés and restaurants within or close to the workplace can provide convenient options during working hours and after office hours.
The two leasing announcements involve different transaction statuses: Yummy Bee’s lease has been reported as completed, while the Iron Hill arrangement has been described as a plan.
Capitol Towers’ Retail Space Serves Office Occupiers
Sumadhura Capitol Towers is a Grade A+ commercial development in Whitefield, an established office and technology corridor in East Bengaluru. The development had previously reported leasing activity involving major corporate occupiers, including global firms leasing commercial space at Capitol Towers.
The presence of office occupiers provides a potential customer base for food and beverage businesses operating within the property. Residents and professionals in the surrounding neighbourhood also form part of the audience the outlets are expected to serve.
For commercial property developers, retail amenities can complement office infrastructure by providing services that employees may use throughout the working day. The mix of tenants can therefore be a consideration when planning how a commercial development serves its occupiers.
However, the addition of individual food and beverage brands does not, by itself, establish a wider increase in retail demand across Whitefield. The longer-term contribution of these outlets will depend on their operations and the requirements of people using the development.
Whitefield’s Commercial Developments Add Retail Amenities
Whitefield has developed into a major office destination in Bengaluru, supported by its concentration of technology companies and connectivity to other parts of the city. The Purple Line of Namma Metro connects Whitefield with western Bengaluru, providing another commuting option for employees travelling to the area.
Sumadhura Capitol Towers has attracted both corporate and retail occupiers, with the latest announcements adding to its existing tenant mix. The planned Iron Hill Brewery opening before the end of 2026 remains the next milestone for the proposed lease.
The agreement’s final terms, including rental value and lease tenure, have not been disclosed in the available reports. The development’s growing food and beverage offering adds another component to its commercial tenant mix as Sumadhura continues to position Capitol Towers as a workplace serving businesses and the wider Whitefield community.
