Saif Ali Khan Expands Mumbai Portfolio with ₹30.75 Crore Andheri East Offices

Saif Ali Khan the Bollywood actor has bought two commercial property units in Andheri East of Mumbai for ₹30.75 crore. According to the documents, the two units are 5681 square feet of a building named Kanakia Wallstreet along with six car parking spaces. Apiore Pharmaceutical, a US-based pharma company, is the seller of the office space. Volney, a real estate advisory firm, made the transaction.

The office space is in Andheri East, which has become the most sought-after location for corporates, creative agencies, and global enterprises. Besides a stamp duty of ₹1.84 crore, a registration fee amounting to ₹60,000 was also paid. The transaction was recorded on the 18th of November, 2025.

Rohan Sheth, Founder at Volney, said, “Andheri East has transformed into one of Mumbai’s most active commercial corridors, combining accessibility, infrastructure, and strong rental yields. With seamless connectivity to the airport and key business districts, it continues to attract both institutional and individual investors seeking long-term value.”

“In recent years, we’ve seen growing interest from celebrities and high-net-worth individuals diversifying into Grade-A commercial real estate. It’s viewed as a stable, appreciating asset class that complements other investment avenues, ” he added,

Volney is in charge of the following three major commercial buildings in Mumbai: Kanakia Boomerang at Chandivali, Andheri, Trade Centre at BKC, and Kanakia Wallstreet at Powai, Andheri.

According to Magicbricks, average sale prices for commercial office spaces in Andheri West hovered around ₹28,913 per sq ft in the third quarter of calendar year 2025 (Q3 2025), compared with ₹25,705 per sq ft in Q3 2024.

Near the location where Saif Ali Khan bought the office units, Elon Musk’s Starlink Satellite Communications Private Limited has recently taken a 1,294 sq ft office on a five-year lease in Mumbai’s Chandivali area. The total rent for the lease is ₹2.33 crore.

Back in this year, Bollywood actor Hrithik Roshan and his father, Rakesh Roshan, acquired three office units in the same building for ₹31 crore via their company, HRX Digitech LLP.

The two of them along with Kareena Kapoor Khan were also living at Fortune Heights, where he got a little 950 sq ft flat for ₹7 crore in April 2016. The 3BHK apartment building with three flats on each of its four floors was worth ₹48 crore in ​‍​‌‍​‍‌​‍​‌‍​‍‌2013.
