Gurugram-based real estate developer M3M India has announced an investment of approximately ₹7,200 crore to develop Gurgaon International City (GIC), a large-scale integrated township project spread across 150 acres along the Dwarka Expressway Link Road in Delhi-NCR. The company, in a statement issued on November 5, said the project is expected to generate a topline revenue of around ₹12,000 crore upon completion.

The proposed development, which may eventually expand to nearly 200 acres, will be one of the largest integrated township projects in the National Capital Region. M3M India said the scale of the project reflects its intent to contribute to NCR’s evolving urban landscape and economic growth.

Next-generation township model

According to the developer, Gurgaon International City (GIC) is designed around a Live–Work–Unwind model, bringing together residential, commercial, and recreational spaces within one ecosystem. The integrated development will include data centres, innovation parks, EV hubs, retail avenues, and premium residential zones, creating a self-contained environment for both enterprises and residents.

The company said that this mixed-use framework aims to balance economic activity with quality living spaces, while supporting emerging sectors such as clean mobility, technology-driven manufacturing, and green infrastructure.

Located close to the Aravalli hills and Sultanpur Bird Sanctuary, the site is strategically positioned along major infrastructure corridors, with access to three expressways and the Adani Logistics Park Inland Container Depot (ICD). Its location also provides connectivity to NH-48, Delhi International Airport, and Gurugram’s established commercial districts, making it an attractive destination for corporates and investors.

The project’s placement along the Dwarka Expressway strengthens its position as part of NCR’s emerging innovation and logistics corridor, which is witnessing significant real estate and infrastructure activity.

“With Gurgaon International City (GIC), we are building more than a city—we are shaping the next chapter of India’s urban ambition,” said Pankaj Bansal, promoter, M3M India. He added that the company aims to attract global corporations such as Google, Apple, Microsoft, and Tesla, positioning GIC as a benchmark for technology-led and sustainable growth. “This development reflects India’s growing confidence as a destination for sustainable and investment-led growth,” he said.

The project aligns with the government’s focus on infrastructure-driven economic expansion and the Make in India initiative, offering integrated facilities for industries, startups, and service-based enterprises.

Phase one and future expansion

The first phase of the project, covering 50 acres, has already received RERA approval. It will feature around 300 plotted developments designed to promote innovation, manufacturing, and entrepreneurship. M3M India said that future phases could extend the project footprint to nearly 200 acres, depending on demand and regulatory approvals.

Each phase will integrate essential infrastructure such as internal roads, water and energy management systems, and smart-city features to ensure long-term sustainability and operational efficiency.

M3M India is among the leading developers in the NCR region, known for projects such as the Trump Tower Gurugram and several large-scale mixed-use developments. The company has completed 40 projects spanning more than 20 million square feet of residential and commercial space.

In recent years, M3M has focused on building self-sufficient urban ecosystems that combine residential, commercial, and lifestyle infrastructure. Its upcoming projects across Gurugram and Noida continue to reflect this strategy, reinforcing its presence in the region’s real estate market.

With Gurgaon International City, M3M India aims to contribute to the ongoing transformation of the Dwarka Expressway corridor, which has emerged as a major hub for investment and infrastructure development in Delhi-NCR.
