In a notable addition to their growing real estate footprint, Bollywood actor Kartik Aaryan’s parents, Mala Tiwari and Manish Tiwari, have purchased a premium office space in Vile Parle West for ₹10.83 crore, as revealed through property registration documents accessed by Zapkey. The transaction underscores the continued momentum of high-value realty investments being made by celebrity families in Mumbai’s sought-after commercial micro-markets.

According to documents, the office unit—measuring 1,228 sq ft of RERA carpet area—is located on the first floor of Notan House, a commercial building in the upscale JVPD Scheme, one of the city’s most prestigious neighbourhoods. Two​‍​‌‍​‍‌​‍​‌‍​‍‌ dedicated car parking spaces are included in the deal along with the unit, thereby adding more value to the acquisition.

It was on November 27 when the property was formally registered. The buyers paid a stamp duty of more than ₹65 lakh along with a registration fee of ₹30,000. According to the records, the seller, Notan House Pvt Ltd, completed the transaction. While the developer refrained from commenting on the sale, Kartik Aaryan and his family were also not available for statements at the time of publishing.

Such a purchase by Kartik Aaryan and his parents comes after a few months of their major commercial acquisition that made the headlines. As per documents obtained from real estate platform Square Yards, in September 2025 the family purchased a luxury office space in Andheri West for ₹13 ‌‍​‍‌​‍​‌‍​‍‌crore.

The series of investments—spanning two key business districts of Mumbai—points to a clear strategy of diversifying into income-generating or business-use commercial assets. Mumbai’s western suburbs, especially micro-markets like Andheri West and JVPD–Vile Parle, continue to witness steady demand for Grade-A office spaces driven by entertainment, media, tech, and startup sectors.

For celebrity families, such properties serve not only as business infrastructure Kartik​‍​‌‍​‍‌​‍​‌‍​‍‌ Aaryan has expanded his portfolio by diversifying into land investment. It is heard that he bought a piece of land of 2,000 square feet in Alibaug for ₹2 crore in September 2025. The area of the Chateau de Alibaug by The House of Abhinandan Lodha (HoABL) that was Kartik's move into luxury real estate by the sea is one of the most exclusive plots.

Alibaug​‍​‌‍​‍‌​‍​‌‍​‍‌ is well known as a place where the glitterati choose to live. In the past few years, several infrastructure improvements like improved sea connectivity and luxurious plotted developments have transformed the area into a perfect place for investment in a second home and ​‍​‌‍​‍‌​‍​‌‍​‍‌lifestyle.

While the luxury property market in Mumbai is being driven by celebrities, Kartik Aaryan's family is not the only one that is contributing to the city's high-end real estate sector. In November 2025, the real estate transaction of the Bollywood families amounted to nearly ₹100 crore, which was a clear indication of their trust in the commercial and residential markets of Mumbai.

Real estate professionals note that celebrity-driven purchases often bring added visibility to micro-markets and developments. High-profile transactions in areas like Vile Parle, Andheri, Bandra, and Alibaug contribute to consumer sentiment, influencing both investor interest and market momentum.

With the latest acquisition at Notan House, the Aaryan family continues to solidify its position among Bollywood’s most active real estate investors—balancing commercial practicality with strategic asset-building.
