In one of Hyderabad’s notable Grade-A commercial leasing transactions this year, Jones Lang LaSalle Property Consultants India (JLL) has leased 1.2 lakh sq ft of office space at Prestige Skytech for a monthly rent of ₹64.1 lakh, according to property registration documents accessed by CRE Matrix.
The global real estate consultancy has taken up the 5th and 6th floors of the Sky One building within Prestige Skytech, located in Poppalguda, Gandipet Mandal, Ranga Reddy District—a micro-market that has been gaining traction due to its proximity to the Financial District and rapid infrastructure upgrades.
The registered papers indicate that the deal is accompanied by a security deposit of ₹3.84 crore and was formally registered on November 28, 2025. Although the lease starting date is mentioned as September 15, 2025, it has been decided that the rental payments will be made from April 15, 2026, thus, JLL will have a seven-month fit-out or rent-free period to personalise the workspace.
The lease will be valid for five years, with a three-year lock-in period from the rent commencement date. The contract states that "the rent will be elevated by 15% every three years."
JLL will pay ₹53 per sq ft per month as base rent, while common area maintenance (CAM) charges are fixed at ₹13 per sq ft per month.
The deal also includes 134 dedicated parking spaces, with the option to lease additional slots at ₹2,000 per space, according to the documents.
Prestige Skytech is part of Hyderabad’s expanding western commercial corridor, which continues to attract major global corporations, GCCs (Global Capability Centres), and flexible workspace operators seeking large-format, high-quality office space.

Major Recent Transactions
WeWork–JP Morgan Mega Deal: WeWork India on the 2nd of December, 2025 signed a lease at Skyview 20, a Grade-A tech park for 1.75 lakh sq ft, five years, at a starting monthly rent of ₹1.72 crore. CRE Matrix checked the documents and reports that the flexible workspace provider has subleased the whole two floors to JP Morgan Services India Pvt Ltd for 60 months at a starting rent of ₹4.38 crore per month.
Apple India Expansion: According to Propstack, in September 2025, Apple India signed a lease at WaveRock Tower 2.1, Nanakramguda for 64,125 sq ft, five years at a monthly rent of ₹80.15 lakh. Apple has become a campus of WaveRock with over 5 lakh sq ft spread across several leases which is the biggest footprint of Apple outside Bengaluru in India.
Mindspace REIT Acquisition:<A short period back, Mindspace Business Parks REIT, made an acquisition move of a massive 8.1 lakh sq ft office complex in Hyderabad at a price of ₹512 crore, thus consolidating the city's supply of Grade-A assets.
