Jaguar Land Rover Technology and Business Services India (JLRTBSI) has expanded their presence in Bengaluru by leasing an office area of additional area of 146,000 sq ft at Brigade Tech Gardens. They will be paying a monthly rent of approximately ₹1.67 crore for a period of five years, as per the details accessed by Propstack. The total rental value for the five years is estimated to be around ₹106 crores.
As a result of this extension, JLR is now spreading over an area of more than 2.04 lakh sq ft at the prestigious office campus, a joint venture between Brigade Group and GIC. The newly leased areas consist of the ground and first-floor portions, as well as the fifth and eighth floors. Rental agreements for these spaces commenced in May and December 2024, respectively, while rent commencement dates are in October and December 2024.
Additionally, the agreement features a ₹10.10 crore security deposit and a 15% rent escalation every three months. Furthermore, according to Propstack, Jaguar is incurring a fit-out rent of ₹65.95 lakh for the 67,065 sq ft block, which comes to ₹98.35 per sq ft per month.
“This major deal by a marquee brand like Jaguar Land Rover underscores the immense confidence global companies have in Bangalore as a premier GCC hub. This lease is part of a larger, significant wave of GCC activity we're tracking, as firms commit to large-scale, long-term operations in top-tier properties,” said Raja Seetharaman, Co-Founder of Propstack.

As per Colliers India, Global Capability Centres (GCCs) have consumed approximately 100 million sq ft of office space across the seven largest cities in India since 2021. Out of this, Bengaluru and Hyderabad together contribute more than 60 million sq ft. The demand is a testimony to the city not only being a technology hub but also its increasing role in the field of global engineering, design, and manufacturing operations.
Industry experts are of the opinion that the Jaguar Land Rover lease is an indication of the growing trust in Bengaluru among multinational companies for business operations in the long run. It not only strengthens the city’s position as a leading GCC hub but also shows that there is a high demand for modern office infrastructure which enhances operational efficiency and employee experience.
