US technology giant Google has leased a substantial 617,000 square feet of office space at Atrium Place, a joint venture between DLF and Hines, in one of the largest commercial real estate deals in India this year. The lease underscores Google’s commitment to expanding its operations and strengthening its physical footprint in the Indian market.

This lease follows Google’s previous acquisition of 550,000 square feet from managed workspace provider Table Space in Gurugram. According to industry insiders, Google maintains a stringent checklist before finalizing office spaces, considering factors such as infrastructure, sustainability, connectivity, and amenities. Only a select number of developers are able to meet these exacting requirements, making Atrium Place a strategic choice for the tech giant.

Google has a history of large-scale office leases in Gurugram. In 2022, the company ended a 700,000 square feet lease in another office complex in the city, originally signed in June 2020. This indicates a strategic realignment of its office requirements in India, reflecting both the company’s growth and evolving operational needs.

The Delhi NCR commercial real estate market has shown remarkable resilience and growth in recent months. According to Cushman & Wakefield, the region recorded a gross leasing volume of 5.1 million square feet in the third quarter of 2025, marking a 10% increase from the previous quarter and a 56% rise year-on-year. Gurugram, in particular, has emerged as a preferred hub for multinational companies due to its modern infrastructure, connectivity to Delhi, and availability of premium office spaces.

While the financial terms and duration of the lease have not been publicly disclosed, market analysts view the Atrium Place deal as a positive indicator of continued demand for large-scale office spaces from technology companies. The transaction also highlights the confidence of global firms in India’s commercial property sector, despite broader economic uncertainties.
